AHU maintenance in Al Ma'rifah

In Al Ma'rifah, north Jeddah, mid-sized residential and office buildings use air handling units to distribute central cooling. Maintaining these units restores air balance when you notice temperature differences or lower cooling output.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Ma'rifah is a relatively modern district of mid-rise residential blocks and office buildings, slightly inland but under intense summer heat and dust. Air handling units here serve multiple apartment blocks or many floors, and filters need regular cleaning because dust collects quickly in warm seasons. A common issue is uneven cooling between wings, often caused by partial filter clogging or belt wear.

Al Ma'rifah sits in north Jeddah, a modern district of mid-sized residential and commercial buildings set slightly back from the waterfront.

Most buildings here have one or two air handling units covering several floors or separate apartment blocks.

The AC setup in Al Ma'rifah

  1. 1

Air handling unit for multiple residential floors

Al Ma'rifah buildings use one or two units to cover multiple connected floors on a central AC system.

  2. 2

    Dampers for sectional airflow distribution

Dampers control cooling distribution to building sections or wings, and their faults are common in this district.

  3. 3

Filters prone to seasonal dust buildup

Filters in Al Ma'rifah accumulate dust quickly, especially in summer, reducing airflow efficiency.

Before the visit

Before our visit in Al Ma'rifah

  1. 1

Tell us where the mechanical room is

Tell us where the mechanical room is located (ground or roof) and ensure keys are available on the visit day.

  2. 2

Identify which sections have temperature differences

Before the visit, note which floors or sections feel cooler or warmer and tell us so we can focus inspection there.

  3. 3

Arrange safe roof access if needed

If the unit is on the roof, ensure the roof is clear and safe, and tell us about any special safety requirements.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

My flat is cool but the next one is warm, what is wrong?

Often a damper fault controlling airflow to your flat, or partial filter clogging reducing output. Our inspection pinpoints which component needs repair or cleaning.

Does summer dust affect the air handling units here?

Yes, dust builds up quickly in filters and coils during summer, cutting airflow and straining the unit. Regular maintenance keeps cooling efficient.

How often should the unit's filters be cleaned per year?

It depends on building use and dust levels, but usually every three months in warm seasons, every six months otherwise. Our visit determines the right schedule for your building.

Is the mechanical room easy to reach in Al Ma'rifah buildings?

Yes, the mechanical room is usually on the ground floor or roof. We coordinate with building management in advance to secure access and keys.
