When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Buildings in Al Murooj are taller and larger than most of Jeddah, with dozens of flats per tower served by a single central AC system. Ducts distributed across multiple floors collect heavy dust and debris from intensive occupancy and limited natural airflow in the enclosed internal passages. Modern buildings here have regular service corridors and safe roofs, making it straightforward for the team to reach the main and branch ducts without access difficulties.

Al Murooj is in far north Jeddah, a district of tall modern apartment blocks with orderly planning and spacious service areas.

Most residential towers in Al Murooj have a single central AC system covering 20 to 40 flats, with a large duct network distributed across every floor.

The AC setup in Al Murooj

  1. 1

Single central system serving multiple floors

Large residential towers in Al Murooj have one central AC unit with a massive duct network branching across 10 to 15 floors.

  2. 2

Main and branch ducts regularly distributed

Modern tower design allows regular distribution of branch ducts on each floor, making access and routine cleaning straightforward.

  3. 3

Safe service corridors and ceiling-path routes

Service corridors in modern towers are safe and easy to access, with ducts housed in carefully planned suspended ceiling voids.

Before the visit

Before our visit in Al Murooj

  1. 1

    Get management and residents' approval

In large residential towers, coordination with building management and notifying residents of the cleaning date is essential to avoid disruption and ensure quick response.

  2. 2

Locate the indoor unit and main ducts

Tell us where the mechanical room or main duct is (usually on the roof or ground floor) so we reach it quickly on visit day.

  3. 3

Ensure passages and roofs are accessible

Passages and roofs holding ducts must be open and safe. If there are security restrictions or obstacles, let us know in advance.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

The tower has 30 flats all on one system, does cleaning affect residents?

Our cleaning happens section by section without fully shutting down the system, though there may be brief, minor interruptions to the branches we are working on. We plan with you for the best start time, usually early morning or evening.

The closed passages in the tower trap dust, does that affect the outcome?

Closed passages and limited airflow speed up dust accumulation in ducts and branches faster. Regular cleaning is essential to restore flow and maintain air quality for all residents.

How many hours to clean ducts in a 30-unit tower?

Duration depends on the duct condition, network size and age. We visit the site first to assess it, then provide a precise timeframe in the quote.

The ducts are old and water pipes run near them, is that risky?

We inspect the duct route and any nearby pipes before cleaning to ensure safety. If we find a design or installation issue, we report it in our findings.
