When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

    Ask on WhatsApp
  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Murooj is a modern district with large villas and spacious residential blocks, wide gaps between buildings and orderly streets. Most are fitted with advanced central AC systems covering large areas with multiple indoor coils and complex duct networks. Maintaining these systems means regular comprehensive checks of coils, condensers and ducts, because pressure imbalance or partial duct blockage causes significant temperature swings between rooms.

Al Murooj is in far north Jeddah, marked by large villas and modern residential blocks on expansive plots.

Most villas and blocks here use advanced central systems with multiple indoor coils and extensive duct runs.

The AC setup in Al Murooj

  1. 1

Central system with multiple indoor coils

Large villas may have two or more indoor cooling coils to cover different sections of the building.

  2. 2

Distribution ducts running through multiple floors

The duct network runs from the outdoor unit through the villa's walls and ceilings to air outlets in each room.

  3. 3

    One powerful outdoor condenser

The high-capacity outdoor unit is usually placed in the rear or side yard away from the front entrance.

Before the visit

Before our visit in Al Murooj

  1. 1

Clear spaces around the outdoor unit

Ensure the yard around the outdoor unit is clear of furniture, plants and metal objects that obstruct airflow.

  2. 2

Mark all air outlets and indoor units

List all outlet and indoor coil locations and numbers to help us check balance and distribution.

  3. 3

Confirm access to ducts and suspended ceilings

If ducts run through suspended ceilings, confirm that some panels can be lifted or opened for inspection.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

One bedroom is colder than the rest, is that a serious fault?

It may not be a fault, but imbalanced air distribution or partial duct blockage to that room, so we clean the ducts and rebalance the system.

My villa is large and the system complex, how long does a full check take?

It depends on the villa's size and the number of coils and ducts, so we arrange a suitable time once we understand the system's scope.

Does far-north summer heat strain the central system?

Yes, intense heat increases strain on the outdoor coil and compressor, so regular checks and cleaning are vital to keep performance optimal.

Do long ducts in my villa cause pressure loss?

Yes, long ducts can cause pressure and flow loss, so we clean them, check for blockage and verify indoor fan balance.
