AHU servicing

AHU maintenance in Al Rabwah

In Al Rabwah, mid-rise residential and commercial buildings rely on central AHUs to distribute cooling across multiple floors. Maintaining these units ensures balanced temperatures and airflow across every zone in the building.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Rabwah mixes residential towers, offices and small hotels, each building requiring a central ventilation system because cooling demand varies floor to floor based on sun exposure and use. When air filters clog, fan belts wear, or dampers drift out of balance, upper floors feel hotter than lower ones or cold drafts appear in certain zones. Our team cleans filters, inspects belts, bearings, coils and dampers to restore balanced airflow throughout.

Al Rabwah sits in central Jeddah with mid-rise residential and commercial buildings, regular streets and adequate parking areas.

Most buildings here have main AHUs serving multiple floors or wings, rather than separate split units.

The AC setup in Al Rabwah

  1. 1

Central main AHU serving multiple zones

Most residential and office towers in Al Rabwah have one or more large AHUs serving all floors through distribution ducts.

  2. 2

    Multi-zone damper control system

Dampers control how much cold air reaches each zone or floor, and their balance is critical to even distribution.

  3. 3

    Integrated heating and cooling coils

Units here often have both cooling and heating coils to condition air by season, requiring regular checks for dust and scale buildup.

Before the visit

Before our visit in Al Rabwah

  1. 1

Locate the AHU and main ducts

AHUs in Al Rabwah are usually in a plant room or on the roof. Tell us where it is and how to access it before the visit.

  2. 2

Prepare the building's air distribution map

If you have a diagram showing how air is routed to each wing or floor, share it with us to speed up diagnosis.

  3. 3

    Confirm access and power supply

Check that the plant room or roof door is unlocked, and that the AHU's power supply is safe and documented before the service date.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

The top floor feels hotter than the ground floor. What is causing this?

Usually it is unbalanced dampers in the distribution system or overheating of the AHU coils themselves. Our inspection of dampers and coils pinpoints the fault and restores the balance.

How often should an AHU be serviced each year?

It depends on the filter type and outdoor dust levels. We recommend at least quarterly checks for central-area buildings, cleaning filters and coils as needed.

Does coastal air and humidity affect AHUs?

Yes, humidity and salt spray from the coast speed up bearing and belt wear and increase dirt buildup on coils. Regular maintenance keeps the unit running longer.

Does the AHU need a separate electrical circuit?

AHUs typically need a stable, dedicated power feed, and we check the wiring and earthing safety on every maintenance visit.
