When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Rabwah mixes residential blocks with spacious villas on relatively open plots and clear passages and courtyards between buildings, making it easier for the team to reach roofs and ductwork. Central AC systems here serve several flats or wings within one building, and dust, hair and fibres accumulate in the ducts, cutting efficiency fast. Internal duct cleaning ensures even air distribution without shutting down the entire building.

Al Rabwah sits in central Jeddah among the central districts, a mix of residential blocks and villas on relatively open land.

Most central systems here cover multiple residential units, and large outdoor units are typically mounted on roofs or rear courtyards.

The AC setup in Al Rabwah

  1. 1

    Central system serving multiple flats

Most residential blocks in Al Rabwah use one central AHU with separate branches to each flat, requiring careful cleaning of branches and main trunk.

  2. 2

    Villas with independent central systems

Villas on the open plots here typically have their own central unit, and duct cleaning covers all floors throughout.

  3. 3

Flat roofs and rear courtyards accessible

Most buildings here have flat roofs or wide rear courtyards, making it easy for the team and equipment to reach outdoor units and ductwork.

Before the visit

Before our visit in Al Rabwah

  1. 1

Coordinate with building management or villa owner

Tell us the building's maintenance contact or reach out to them before the visit, and agree on the best time to access roofs and internal areas.

  2. 2

Locate the outdoor unit and the main plenum box

Confirm the location of the outdoor unit on the roof and where the main plenum sits, usually in a plant room or on the roof, so the team goes straight there.

  3. 3

Ensure power and water are available for cleaning

Duct cleaning may need the unit temporarily switched off and we may need a water source nearby, so confirm these are available before the visit day.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Does duct cleaning affect building occupants while you work?

No, we work on main trunks, coils and plenums section by section, so airflow to the flats continues uninterrupted.

Al Rabwah roofs are safe to access, but do you need permission from building management?

Yes, we coordinate with building management before the visit to confirm roof and internal ductwork access without any conflict.

Can Al Rabwah's humidity cause bacterial growth inside the ducts?

Yes, seasonal humidity and daily temperature swings increase moisture buildup in the ducts, which encourages bacterial and mould growth.

Al Rabwah villas may need longer power runs to outdoor units, what is typical here?

Distance depends on the outdoor unit's location and the villa's electrical panel, which we assess on the first visit.
