When an AHU needs attention
- 1
Weak airflow or smells in the building
A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.
- 2
Unusual noise from the plant room
A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.
- 3
Uneven distribution between zones
One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.
Who it's for
Your office staff are complaining about poor cooling
We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.
Ask on WhatsAppYou run a medical facility or a large hall
We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

What AHU servicing covers
- Filters checked, cleaned or replaced
- Belts and bearings checked, tensioned
- Coil and drain pan cleaned
- Dampers and fresh-air intake set
- Airflow, noise and motor measured
How we work
How we work
- 1
Unit and system survey
We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.
- 2
Mechanical inspection
We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.
- 3
Clean and adjust
We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.
- 4
Performance check and handover
We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.
Planned servicing or breakdown response?
| Alrabih | The usual way | |
|---|---|---|
| Filters and coils | Inspected and cleaned regularly | Ignored until failure |
| Belts and bearings | Changed before they fail | Found after the unit stops |
| Air quality | Clean and balanced airflow | Ongoing occupant complaints |
| Condition report | Written after every visit | No record kept |
| Fresh-air intake | Checked and adjusted each visit | Neglected until air quality worsens |

What sets this district apart
Al Rahmah features a mix of medium residential buildings, warehouses and light workshops spread across open streets, many using AHUs to control temperature and humidity due to the hot climate and heat impact on upper floors and stores. The south Jeddah location and diversity between residential and industrial uses demand understanding of different unit and duct types. Servicing filters, belts and dampers ensures energy efficiency and comfort for residents and workers.
Al Rahmah is a residential and light industrial district in south Jeddah, mixing apartment buildings, small workshops and warehouses across open streets.
Most residential and light industrial buildings in Al Rahmah use separate or distributed AHUs serving specific floors or work spaces.
The AC setup in Al Rahmah
- 1
Separate AHUs per residential floor or work area
Medium buildings and workshops in Al Rahmah often use separate units per floor or area to ensure better control and easier servicing.
- 2
Powerful units serving large warehouses and workshops
Warehouses and light workshops need high-capacity units to distribute cool air and dissipate machinery and process heat.
- 3
Thick filters easily replaced in dusty environments
Workshops and warehouses generate more dust, so thick easily-replaced filters save servicing time and maintain performance.
Before the visit
Before our visit in Al Rahmah
- 1
Identify the unit location and surrounding space
Tell the team where the unit is and what surrounds it, especially in warehouses where goods or equipment may be nearby.
- 2
Ensure a clear and safe access path to the unit
In workshops and warehouses, verify that passages are safe and clear of scattered items that could hinder team movement.
- 3
Schedule service away from peak production hours
Workshops and warehouses operate on set schedules, so agree on service time outside peak hours to minimise operational disruption.

FAQ
Questions about AHU maintenance
What is the difference between AHU servicing and duct cleaning?
AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.
Can the AHU be serviced while the building is occupied?
In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.
How does Jeddah's humidity affect AHUs specifically?
High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.
When does a bearing need replacing rather than just greasing?
If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.
How do you tell whether the fan needs balancing rather than just lubricating the bearings?
Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.
Tall residential buildings need thermal balance between upper and lower floors, how do you achieve this?
Upper floors get more sun heat, so we inspect air dampers and adjust unit discharge to give upper floors more airflow according to their needs.
Workshops and warehouses need strong ventilation, how do you balance power and efficiency?
We check unit sizes and airflow based on space volume and heat generation, and clean filters and coils regularly to maintain high efficiency.
Al Rahmah streets are open, but do interior warehouse layouts complicate unit access?
We request a description or photo of the unit location before visiting so we prepare the right equipment and timing for safe access.
Intense heat and dust in warehouses damage units, how do we protect them?
Cleaning filters every month or two weeks is essential in warehouses, and checking belts and bearings catches wear early before sudden failure.
