Commercial duct cleaning

Central AC duct cleaning in Al Rahmaniyah

Al Rahmaniyah in eastern Jeddah hosts modern hotels and residential complexes with central AC systems, where dust builds up fast because of ongoing urban expansion and local climate factors. We clean the entire duct network without shutting the building down.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Rahmaniyah is a newer expansion zone with large and mid-sized hotels and residential complexes relying on central ducted AC spread through ceiling and wall runs. Dust and sand enter through external vents during windy months, and their buildup cuts airflow and strains the fans, especially in buildings whose ducts have not been cleaned in years. Duct cleaning here is a necessary regular task to maintain steady temperatures and indoor air quality.

Al Rahmaniyah lies in eastern Jeddah, a newer expansion zone of hotels and residential complexes with central AC systems.

Most hotels and complexes here use central AHU units connected to main ductwork and secondary branches covering floors and wings.

The AC setup in Al Rahmaniyah

  1. 1

Central AHU system with branch ducts

Hotels and complexes here rely on a large central AC unit connected to main ductwork and secondary branches for floors and wings.

  2. 2

External air intakes exposed to dust

External air intakes on roofs and walls draw outside air directly, so dust and sand easily enter the ductwork during sandy seasons.

  3. 3

    Multi-level coils and connectors

Duct networks extend vertically and horizontally across multiple floors, making coil and connector cleaning a complex task requiring specialist equipment.

Before the visit

Before our visit in Al Rahmaniyah

  1. 1

Schedule work time with building management

We agree with hotel or complex management on work hours that do not disturb guests or residents.

  2. 2

Ensure access to external air intakes

Confirm that our team can safely reach the building's roof and external openings in walls and ceilings.

  3. 3

    Provide ductwork map if available

If you have a diagram of the duct network, coils and connectors, it helps our team plan the work more efficiently.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

How often should hotel and complex ducts be cleaned?

It depends on the building's use and dust levels nearby. In expanding areas like Al Rahmaniyah, we suggest checking ducts at least yearly, and they may need cleaning every six months depending on conditions.

Does duct cleaning shut down the building during the work?

No, we work on duct sections progressively so airflow continues to the rest of the building, and we coordinate with the hotel or complex management to set convenient work times.

How do dust and sand from the eastern area enter the ductwork?

They enter through external vent openings and roof intakes during windy periods and sandstorms, especially during construction seasons when surrounding dust levels rise.

What exactly does central duct cleaning cover?

We clean main trunks, secondary branches, coils, connectors and plenums between sections, removing dust and deposits using powerful suction equipment and specialist brushes.
