AHU servicing

AHU maintenance in Al Ta'awun

In Al Ta'awun, South Jeddah, air handling units serve multi-storey residential buildings and hotels. When air quality drops or temperatures vary between floors, the cause usually lies in the AHU itself, not the chiller.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

  • You run a medical facility or a large hall

We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Ta'awun has relatively modern mid to high-rise residential buildings with complex central air systems relying on large air handling units. These units run continuously in South Jeddah's hot, humid climate, making regular maintenance of filters, fans and belts essential each season to prevent the distribution balance from degrading across the flats.

Al Ta'awun lies in South Jeddah, a district of modern mid-rise residential buildings with complex central air systems.

Most AHUs here serve extended ductwork networks covering dozens of flats and need periodic maintenance of air filters and fan assemblies.

The AC setup in Al Ta'awun

  1. 1

One or two central AHUs per building

Most residential buildings in Al Ta'awun rely on one or two large AHUs serving all floors and flats through an extended ductwork network.

  2. 2

Intermediate and high-efficiency filters in series

The units here are fitted with dual or triple filter stages to block dust and excess moisture from the outside air before it enters the distribution network.

  3. 3

Cooling coils exposed to outside air intake

The coils receive hot, humid outside air before cooling it, exposing them to salt and mould buildup, especially in summer and damp periods.

Before the visit

Before our visit in Al Ta'awun

  1. 1

Confirm the plant room location and access

AHUs are usually in a plant room on the ground floor or roof, so make sure our team can reach it easily and that doors open without obstruction.

  2. 2

Coordinate with building management about the maintenance time

Building management may prefer maintenance at a specific time to minimise air interruption to residents, so agree the time in advance.

  3. 3

Ensure the main electrical panel is accessible

We may need to cut power to the AHU for certain maintenance tasks, so confirm the main panel's location and that the unit's breaker is clearly marked.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

What is the difference between a chiller fault and an AHU fault?

The chiller cools the water, while the AHU distributes that cold air to the flats. If the temperature is low but airflow is weak or unbalanced, the fault is in the AHU, not the chiller.

Do AHUs in high-rise buildings need more maintenance than split units?

Yes, because a single AHU serves dozens of flats and runs continuously under higher load, so dirt builds up in the filters and fan bearings much faster.

Does South Jeddah's high humidity damage the AHU coils?

Yes, coastal humidity accelerates mould and deposit formation on the coils and passages, reducing heat transfer efficiency, so coil cleaning must be part of regular maintenance.

Do the high-power electrical connections for the fan motors need special checking?

Yes, fan motors in large AHUs draw high electrical power, so regular inspection of wiring, connectors and terminals is essential to prevent electrical leaks or overheating.
