When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Ta'awun is a relatively older residential zone compared to south Jeddah's newer districts, home to medium-rise apartment blocks, commercial investment towers and some old villas. Central AC systems here are generally ageing and have run for years without effective routine maintenance, causing heavy dust and moisture to accumulate in ducts and coils. Deep thorough cleaning of ducts, coils and plenums restores airflow and eases strain on the compressor and handler.

Al Ta'awun sits in south Jeddah, an older residential district with apartment blocks, investment towers and older villas.

Central AC systems here are generally older, with AHUs installed on roofs or upper floors years ago.

The AC setup in Al Ta'awun

  1. 1

    Older AHUs mounted on rooftops

Handler units are mounted on older building roofs and may need inspection before duct cleaning.

  2. 2

    Worn ductwork with potential leaks

Ducts in older systems may have small leaks or corrosion, losing distribution efficiency because of this.

  3. 3

Central coils heavy with moisture and mould

Central coils in older systems often carry thick layers of moisture and mould significantly reducing cooling capacity.

Before the visit

Before our visit in Al Ta'awun

  1. 1

Inform management or owner of potential brief stoppage

Older systems may need a brief temporary halt, so inform management of this possibility in advance.

  2. 2

Survey rooftops and safe access routes to the roof

Verify the roof is safe to walk on and access routes to the central unit are clear and secure.

  3. 3

Schedule the visit away from peak hours

In densely occupied large buildings, agree on a time away from peak usage hours to minimize disruption to residents.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Do the older systems in Al Ta'awun need deeper cleaning than newer ones?

Yes, systems that have run for years without effective maintenance accumulate heavier dust, debris and mould, and we provide thorough cleaning reaching the deepest points in ducts and coils.

Do the older buildings here need the whole system shut down for cleaning?

Larger buildings may need brief partial shutdown depending on system layout, but we work quickly to minimise downtime and agree a schedule with building management.

How fast does coastal environment and extreme heat degrade the ducts?

High humidity, extreme heat and dust speed up mould and corrosion inside ducts, especially in older systems that have not been cleaned for years.

How do you handle asbestos or hazardous materials in older systems?

We inspect ducts and insulation before cleaning and request specialist assessment if hazardous materials are suspected, following safe procedures for sensitive substances.
