When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

  • You run a medical facility or a large hall

We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Wadi has a mix of schools, clinics and hotels of varying sizes, some older and some newer. The AHUs in these buildings need regular service because they run under different usage patterns depending on building type and season. Moisture, dust and mould accumulate quickly in filters and coils because of coastal proximity and heavy use, leading to temperature variations across the building.

Al Wadi sits in south Jeddah and holds a mix of educational, medical and hospitality buildings of varying sizes and ages.

AHUs in Al Wadi range from medium to large capacity, most installed in separate plant rooms or suspended ceilings.

The AC setup in Al Wadi

  1. 1

    AHUs distributed by building type

Schools and clinics in Al Wadi have individual AHUs, while larger hotels may have multiple units covering different wings.

  2. 2

    Filters with multiple protection levels

Units here have primary and secondary filters to protect the coils from dust, salt and coastal moisture.

  3. 3

Cooling coils under variable usage pressure

The coils face different usage loads depending on school term or tourist season, which increases the need for regular maintenance.

Before the visit

Before our visit in Al Wadi

  1. 1

Identify building type and affected floors

Tell us the building type and which floors or departments show problems with air distribution or temperature variation.

  2. 2

Coordinate with management for safe access

Notify the school, hospital or hotel management of the visit date in advance, and confirm safe access to the plant room or suspended ceiling.

  3. 3

Document any visible mould or obvious temperature differences

Take photos of any visible mould or moisture on the ducts or vents to help us assess the scope of the problem.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Some classrooms in the school are hot and others cold, could this be the AHU?

Yes, blocked filters or coils in the AHU prevent balanced air distribution. We clean the filters, coils and fans to restore balance between the classrooms.

The hospital is very close to the sea, do the coils suffer from salt and moisture?

Yes, coastal salt and moisture accelerate corrosion of the cooling coils and metal components. Regular maintenance prevents rust and blockage and extends the unit's lifespan.

The unit is in a suspended ceiling, does this affect servicing?

Not a problem, but we need to coordinate in advance with building management to ensure safe access and adequate lighting in the work area.

How do I know if the AHU needs cleaning?

Signs include temperature differences between floors or departments, reduced air velocity, or musty odours from the outlet. We inspect the unit on site and provide a quote based on what we find.
