AHU servicing

AHU maintenance in Al Widad

AHU maintenance in Al Widad focuses on residential and hotel buildings across East Jeddah. When airflow distribution drops or suite temperatures vary, the fault usually lies in the filters, coils and dampers inside the unit. We service these parts to restore ventilation balance across every served area.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Widad is a relatively modern residential district with apartment blocks, hotels and some small commercial centres, most of whose larger buildings have central AC systems rather than individual units. The air handling units in these buildings operate under high pressure year-round to serve multiple floors and different suites. The high coastal humidity and intense summer heat in East Jeddah accelerate dust and mould growth inside coils and dampers, making regular cleaning and inspection essential to maintain distribution efficiency.

Al Widad is in East Jeddah, a modern residential district of apartment and hotel blocks mixed with small shops and offices.

Most residential and hotel buildings in Al Widad have one or more central AHUs serving several floors from ground to top.

The AC setup in Al Widad

  1. 1

    Medium to large central AHU

Al Widad's residential and hotel buildings rely on one or more AHUs to distribute cooled air across several floors, requiring regular routine inspection.

  2. 2

    Manual and electric damper mix

Some buildings use manual dampers per floor or suite, others electric dampers driven by small motors; both need precise inspection.

  3. 3

Large cooling coils exposed to humidity

The unit's internal coils accumulate moisture, mould and dust due to high coastal humidity in Al Widad, requiring precise regular cleaning.

Before the visit

Before our visit in Al Widad

  1. 1

Obtain keys and access to the plant room from management

Ensure our team will receive the keys or clearance needed to access the plant room before the visit day.

  2. 2

Alert management to the service date in advance

Alert building management one or two days before the visit, especially if servicing might require a temporary system shutdown.

  3. 3

Confirm all pathways to the plant room are clear

Ask management to confirm all corridors, stairs and doors leading to the plant room are clear of boxes and old equipment.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Cool air is not reaching all corners of the flat evenly, what is the solution?

The fault may be blocked or imbalanced dampers in the AHU. We inspect each damper's condition and airflow balance, then adjust to ensure even distribution to all suites.

The AHU is in a plant room far from the flat, is access straightforward?

We coordinate with building management in advance to confirm access to the plant room and that all doors and passages are safe and clear.

Does coastal humidity increase mould inside the AHU?

Yes, high humidity in Al Widad accelerates mould and dust growth on coils and dampers. We clean these parts regularly to prevent mould spread and maintain air quality.

The electric motors driving the dampers are exposed to humidity, do they need special inspection?

We inspect all electrical connections, motors and coils to ensure they are safe and unaffected by humidity, and verify grounding and insulation.
