AHU servicing

AHU maintenance in Southern Housing

In Southern Housing, south Jeddah, mid-rise residential buildings and apartment blocks use central air handling units distributing cooled air across floors. Servicing filters, coils, belts and dampers ensures balanced distribution and stable performance.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

  • You run a medical facility or a large hall

We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Southern Housing is a dense residential district of uniformly designed mid-rise buildings and apartment blocks, many built decades ago. Most are equipped with central air handling units in roof or mid-level plant rooms. Intense summer heat, southern dust and humidity rapidly foul filters and coils, reducing efficiency quickly. Systematic regular maintenance here is essential to keep temperatures stable and prevent sudden breakdowns during hot periods.

Southern Housing sits south of Jeddah, a high-density residential district of uniformly designed buildings with central cooling systems.

Most apartment blocks here have one or two air handling units on the roof or in a mid-level plant room.

The AC setup in Southern Housing

  1. 1

One or two air handling units on roof or mid-floor

Most blocks have one or two units in a plant room on the roof or lower/mid-level, serving all flats.

  2. 2

Vertical duct system distributed across floors

Ducts run vertically from the plant room through the floors, with horizontal branches to each flat or group of flats.

  3. 3

Balancing dampers controlling air to each floor

Balancing dampers sit in main and branch ducts to ensure equal distribution between floors and flats.

Before the visit

Before our visit in Southern Housing

  1. 1

Ensure safe access to roof or plant room

Check that the roof is safe for work, access doors to the plant room are open, and passageways are clear on visit day.

  2. 2

Notify block management of the service time

Tell the block management or building supervisor in advance, and confirm whether night hours would suit better to minimise disruption.

  3. 3

Prepare a list of resident temperature complaints

If residents complain of heat in specific floors, collect the flat details so we can focus inspection on those areas.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

In the closely built blocks, some flats are cooler and others warmer, is this a central unit fault?

Often yes. Faulty dampers or duct blockages cause uneven distribution. Checking the unit and dampers restores balance.

The unit on the roof of our old block is weather-exposed, does it need extra maintenance?

Yes, direct sun, rain and dust exposure accelerates wear. Annual comprehensive checks of motors, belts and coils are essential.

Southern dust is very heavy, how often do filters need cleaning?

In summer, we recommend checking and cleaning filters every three weeks minimum. Blocked filters cut performance and raise electricity consumption.

Does servicing the central unit require shutting off cooling to the whole block?

Some work may need brief downtime. We coordinate with building management to choose night hours or low-demand periods.
