When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Southern Housing is a southern residential zone with multi-storey towers and modern villas on medium-sized plots. Most towers and villas have complex central AC systems requiring precise coordination between multiple units or different floors. The hot, humid environment and dust-laden winds in the south increase dust and moisture accumulation on coils and ducts. Regular maintenance to clean coils, ducts and diffusers is essential for reliable performance and balanced airflow across towers and villas.

Southern Housing lies in southern Jeddah, comprising a mix of multi-storey residential towers and modern villas.

Most towers have one outdoor unit serving multiple residential units, while modern villas have separate systems for each villa or unit.

The AC setup in Southern Housing

  1. 1

Shared outdoor unit on the tower roof

Residential towers typically have one outdoor unit on the roof serving all flats, requiring precise management for air balance.

  2. 2

Main ducts distributed vertically through floors

Tower systems have main ducts that rise vertically and branch to each flat; this design needs regular checks to ensure no branch is blocked.

  3. 3

Modern separate villas in the zone

Some modern villas in Southern Housing have their own separate central AC systems, allowing independent maintenance from other towers.

Before the visit

Before our visit in Southern Housing

  1. 1

Coordinate with tower management and residents

For residential towers, contact tower management or resident representative before the visit to confirm timing and access procedures.

  2. 2

Grant safe access to roof and distribution floor

Ensure our team can safely access the roof where the outdoor unit sits and any distribution floor with main coils and fans.

  3. 3

List the flats or villas needing maintenance

Tell us how many flats or villas need maintenance and any specific problems in each unit, so the team can plan efficiently.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

The tower block has multiple flats, how do you ensure balanced cold air across all units?

We inspect each flat separately to measure airflow and check diffusers. We examine the coils, fans and main ducts and rebalance if there is imbalance between units.

Do strong winds and dust affect the shared outdoor unit?

Yes, a shared unit on a tower faces more wind and dust exposure than individual villas. Regular inspection of the outdoor unit and cleaning intake and ventilation vents is essential to prevent airflow blockage.

Coordinating with other residents to schedule maintenance is difficult, what is your approach?

We understand the coordination challenges across multiple flats. We work with tower management or an owner representative to schedule times that suit most units, and we can also service individual flats on request.

The main AC coils may be in a distribution floor above, how do you reach them?

Many towers have a dedicated distribution floor with the main coils and fans. We coordinate with tower management for safe access to that floor and inspect the main coils, fans and ducts there.
