When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Abu Jaalah is a modern southern district with spacious villas on large plots and multi-storey apartment blocks, most with relatively new central systems. But the coastal location and high humidity make coils and ducts prone to salt deposits and mould buildup quickly, especially in homes near the sea. Long horizontal runs in large villas may cause pressure drop affecting even cold air distribution.

Abu Jaalah is in coastal south Jeddah, a district of modern villas and residential blocks set on wider plots than old downtown.

Central AC systems in Abu Jaalah usually have one or two outdoor units and use flexible or metal ducts distributed through open ceilings or void spaces.

The AC setup in Abu Jaalah

  1. 1

One or two central systems for large villas

Large villas in Abu Jaalah may have two or more outdoor units to distribute the cooling load evenly across long distances.

  2. 2

Metal or flexible ducts in ceiling void

Modern systems in Abu Jaalah use flexible metal ducts mounted between ceilings or above gypsum panels.

  3. 3

Distribution units in tech rooms or upper corridors

The main distribution unit is usually in an enclosed tech room or upper corridor in modern apartment blocks.

Before the visit

Before our visit in Abu Jaalah

  1. 1

Ensure safe access to outdoor units

Outdoor units in villas may be in back gardens or on side walls. Ensure no barriers or furniture blocks access.

  2. 2

Show the main duct route and distribution boxes

Before the visit, identify where the main ducts run under the ceiling and the location of the distribution unit or units.

  3. 3

    Confirm drain pan accessibility

The drain pan is usually next to the distribution box. Ensure the team can reach it for cleaning and blockage checks.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

My villa is near the sea, does salt air affect the central AC unit?

Yes, salt and coastal humidity accelerate corrosion on the outdoor unit and coil. We inspect metal corrosion and salt deposits in coils and ducts on every visit.

The villa is very large and cold air does not reach the far corners equally, is this normal?

It may be due to pressure drop in long ducts or closed dampers in the distribution box. We measure pressure and flow in distant branches and adjust balance as needed.

I have a 4-storey apartment block, does it need one central system or more?

It depends on the block's size and unit layout. We inspect the current system and advise on the best way to maintain or modify it if needed.

Water is leaking from the drain pan, is coastal humidity the reason?

High humidity increases condensation, but leaks usually result from a blocked or incorrectly sloped drain pan. We inspect the pan, outlet and slope during maintenance.
