When your central system needs a full service
- 1
Rooms that cool unevenly
Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.
- 2
Water pooling or a smell from the unit
A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.
- 3
The system has not been serviced in a long time
Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.
Who it's for
Your villa has rooms that do not cool evenly
We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.
Ask on WhatsAppManaging a commercial building with tenant cooling complaints
We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work
How we work
- 1
Tell us the symptoms
WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.
- 2
Site survey
The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.
- 3
Carry out the service
We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.
- 4
Explain findings and hand over
Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

What sets this district apart
Al Barakah is a modern district in south Jeddah with spacious villas and modern residential blocks with large outdoor areas. Central AC systems here are relatively new but can be complex because of large villas, multi-storey blocks and intricate air distribution. High heat, dust and Gulf humidity in the south cause dust buildup in coils and filters quickly. Regular maintenance cleans coils, filters and ducts and rebalances diffusers to keep cooling efficient year-round.
Al Barakah lies in south Jeddah as a modern mixed-use district with spacious villas and residential blocks with ample outdoor space.
Most villas and blocks in Al Barakah have modern central systems with one or two outdoor units and insulated ducts serving tens of rooms and floors.
The AC setup in Al Barakah

Central system with two units for large villas and tall blocks
Very large villas and multi-storey blocks have two outdoor units to split the load across multiple wings and floors.
- 3
Heavy-duty insulated ducts and advanced diffusers
Ducts here are heavily insulated to reduce heat and cold loss on long runs, and diffusers are advanced with individual control.

FAQ
Questions about Central AC maintenance
What is the difference between a full service and just cleaning the filter?
Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.
Can you find out why some rooms are cooler than others?
Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.
When does the central system stopping point to a coil fault rather than the outdoor unit?
If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.
Do you repair faults you find during the service visit?
Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.
Can a damaged copper connection affect how well the central system cools?
Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.
Very large villas do not cool evenly, is it a design issue or maintenance?
The issue may be unbalanced air distribution or partial blockage in distant ducts. We inspect the system from the outdoor unit to the last diffuser and balance pressure and airflow to each wing.
I have many rooms, do I need a second unit?
We inspect the current system first. One unit may suffice if filters are clean and ducts are balanced, but a second may be needed for very large villas. We explain in detail.
Humidity in Al Barakah is high, does it increase mould growth in ducts?
Yes, high Gulf humidity increases mould growth in drain pans, coils and ducts. We inspect and clean these areas at each service and check water drainage.
The second outdoor unit is far away, do long copper runs cause issues?
Long copper runs need strong insulation and regular checks for leaks and corrosion. We inspect the pipes and insulation for any weakness and corrosion from heat and humidity.
