Full central AC service

Central AC maintenance in Al Ala

Central AC maintenance in Al Ala covers systems in modern residential blocks and office buildings. Weak airflow from some diffusers or high power consumption often traces back to filter blockages or imbalanced airflow distribution across long ducts.

When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

What sets this district apart

Al Ala is a modern district with multi-storey apartment blocks, commercial offices and some shops, laid out on regular streets with spacious roofs. Central systems here are spread across multiple floors serving diverse residential and office units, needing regular checks due to high use and electrical load. Coastal humidity and dust accumulation in ducts increase the need for regular coil and drain pan cleaning.

Al Ala is in Jeddah's north-east, a district of modern residential and commercial apartment blocks with regular layout and wide streets.

Most central systems here distribute ducts across 6 to 12 floors, with outdoor units on dedicated protected roofs.

The AC setup in Al Ala

  1. 1

Complex duct network across 6 to 12 floors

Central systems in Al Ala serve a large number of flats and offices through long, branching duct networks.

  2. 2

Protected outdoor units on dedicated roofs

Outdoor units are installed in wind and rain-protected areas to reduce weather impact on performance.

  3. 3

    Plant rooms with central equipment

Each building houses a plant room with coils, fans, pumps and main valves.

Before the visit

Before our visit in Al Ala

  1. 1

Provide keys to plant room and roof access

Ensure keys to the plant room and roof are available on the visit day and doors open easily.

  2. 2

    List floors with cooling issues

If specific floors or areas report weak cooling or leaks, list them so we can focus on those first.

  3. 3

Confirm safe stairs and passages to the roof

Check access routes to the roof and confirm they are safe and clear of obstructions before the visit day.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

Some diffusers in the offices blow weak air, is there a duct blockage?

Weak airflow from specific diffusers may be due to partial duct blockage, a closed damper or a dirty filter. We trace the ducts from the main unit to the end of each branch and pinpoint the cause.

The roofs are wide, can your team safely navigate between the units?

Yes, Al Ala's spacious roofs allow safe movement between units. We bring lightweight inspection equipment and move carefully around the machinery.

Offices run intensive hours, does this increase the central system's power consumption?

Yes, intensive use increases compressor load and can speed up dirt buildup in coils and ducts. Our regular checks ensure the system runs efficiently and power costs stay reasonable.

Water is leaking from some units on the top floor, is the drainage issue in the ducts?

The drain pan may be clogged, or the water pipe twisted or blocked. We inspect all drainage points and verify water flows freely from the coils to outside the building.
