When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

    Ask on WhatsApp
  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Rabiyah is a developed residential district with detached villas and modern apartment blocks, both using central cooling. Detached villas usually have their own system, while apartment buildings may share one or two systems among several units. Dust and humidity accumulate in ducts and coils because of the heat and high relative humidity. Airflow imbalance between flats in one building or rooms in a villa can happen easily, so we clean ducts thoroughly and check balance carefully.

Al Rabiyah lies in south Jeddah, a developed residential district mixing detached villas and modern apartment blocks served by varied central systems.

Most villas here have their own independent system, while apartment buildings may share one unified system serving multiple flats.

The AC setup in Al Rabiyah

  1. 1

Independent central system in each villa

Detached villas here have their own independent system covering the entire building with one outdoor unit.

  2. 2

Shared or unified system in apartment blocks

Apartment buildings may have a unified system serving multiple flats, requiring closer inspection of flow balance between units.

  3. 3

    Complex vertical and horizontal ducts

Ducts run vertically between floors and horizontally between rooms and flats, increasing the risk of blockage and imbalance.

Before the visit

Before our visit in Al Rabiyah

  1. 1

Coordinate with building management if present

If the system is shared in an apartment block, notify the management or other owners of the visit time in advance to avoid conflicts.

  2. 2

    Confirm location of both units

Tell us where the indoor unit is located (hall or entry) and where the outdoor unit is (roof or yard) before the visit time.

  3. 3

Ensure crew access to all system parts

Check that the crew can reach the indoor unit, outdoor unit and ducts without obstacles, and tell us about any locked doors or restricted access before the visit.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

My flat is in a building with a shared AC system, can you service the shared system?

Yes, we service shared systems in apartment buildings. However, we need to coordinate with the building management or other owners to set a time that doesn't disrupt other residents.

Humidity here is very high, does it affect the ducts and coil?

Yes, high humidity speeds up mould growth on the evaporator coil and in the drain pan and promotes dirt buildup in ducts. Service every three months keeps the system clean and healthy.

How do you ensure balanced airflow between villa rooms or building flats?

We measure airflow from each diffuser with a gauge and check temperature readings, then adjust dampers in the ducts to rebalance if needed.

The ducts are long between the first and second floors, do they need specialist cleaning?

Yes, long vertical ducts collect dust and moisture easily. We clean them mechanically with specialised tools and check the integrity of joints and insulation.
