When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Buhayrat is a relatively modern residential district with medium to high-rise apartment buildings and commercial structures, most fitted with unified central AC systems serving more than one unit. These systems need regular maintenance because coastal dust and humidity build up fast in the ducts and indoor coil, and any imbalance in air distribution between floors affects all the flats connected to it.

Al Buhayrat is in far north Jeddah, a district of modern apartment buildings and commercial developments with unified central AC systems.

Most buildings here use central AC units with one or more indoor coils and a central chiller in the plant room, with ducts running to all floors.

The AC setup in Al Buhayrat

  1. 1

Central system with single or multiple coils

Larger Al Buhayrat buildings may use multiple cooling coils in the plant room to distribute chilled air across different zones of the structure.

  2. 2

    Ducting through ceilings and walls

The duct system runs between floors and flats, and coastal dust can cause blockages that reduce the flow of chilled air.

  3. 3

Central chiller in the plant room

Most buildings are fitted with a central chiller that cools water or air distributed through one unified system to all units.

Before the visit

Before our visit in Al Buhayrat

  1. 1

    Coordinate with building management

The plant room may have restricted access, so confirm the timing with building management before our visit to ensure the team can enter without delay.

  2. 2

Confirm access to the outdoor unit

The outdoor unit may be on the roof or in a restricted external area, confirm that the team can reach it safely on the visit day.

  3. 3

List any flats with weak airflow complaints

If specific flats have airflow problems, tell us their numbers before the visit so we can focus our inspection on those areas.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

My flat is cooler than others in the building, is that normal?

There may be an imbalance in how the central ducts distribute air, or a blocked diffuser in one room. Our team inspects the air distribution across all units and rebalances it if needed.

How often should central AC be serviced in a year?

We recommend regular maintenance at least twice a year, especially before summer starts and after the hot season ends, to keep the system running efficiently and check for blockages or dust buildup on the coil.

My flat is humid even though the AC is running, what could cause that?

The drain pan may be blocked or the cooling coil itself is dirty, so it cannot remove moisture efficiently, especially in coastal areas like Al Buhayrat where natural humidity is higher. We inspect and clean the ducts, drain pan and coil to restore proper dehumidification.

Should the outdoor unit be placed away from the building perimeter?

The outdoor unit needs clean air and good airflow around it, so placing it away from the building's walls or dense foliage improves its performance. We check the unit's location during the visit and suggest improvements if needed.
