When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Hijaz is a modern district blending spacious villas with relatively dense apartment blocks, most newer projects equipped with high-quality central AC and insulated ducts with advanced filters. Modern designs and open spaces require balanced distribution systems to reach every corner with cool air. The dry climate and fine dust stress coils and fans, so regular maintenance keeps the system stable and prevents sudden cooling breakdowns.

Al Hijaz is in east Jeddah, a modern residential district of spacious villas and apartment blocks with quality central AC systems.

Most villas and blocks in Al Hijaz are equipped with central AC units with multiple coils, insulated ducts and modern control systems.

The AC setup in Al Hijaz

  1. 1

Advanced central units with multiple coils

Modern villas and blocks in Al Hijaz use central units with high-performance coils and fans for effective distribution.

  2. 2

    Premium-level insulated ductwork

Ducts are insulated to premium standard to minimise cooling loss and maintain efficiency in extreme heat.

  3. 3

    Modern monitoring and control systems

Most modern systems have electronic sensors and controls that monitor pressure and temperature precisely.

Before the visit

Before our visit in Al Hijaz

  1. 1

Tell us about large open spaces or sealed rooms

Large open spaces or sealed rooms affect air balance, so tell us about your villa or block layout in advance.

  2. 2

Ensure safe access to the outdoor unit

The outdoor unit may be in a yard or on the roof, ensure there is a safe entry and enough space to work and move.

  3. 3

Prepare previous maintenance and fault records

Any previous report or note about cooling issues or faults helps the team quickly understand the system's service history.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

The AC system is complex with multiple filters, how do I know which ones need replacing?

Inspection determines the condition of each filter precisely, some may clean easily while others are spent and genuinely need replacement.

The spacious villa interiors need complex air balance, how do you handle that?

We use pressure and flow gauges to check each zone, and rebalance diffusers and ducts to ensure even distribution across all sections.

Fine dust in summer quickly clogs fans and coils, what is the solution?

Regular cleaning of the outdoor coil and fans is essential especially in summer. Our inspection includes thorough cleaning of coils, fans and filters.

The outdoor unit is in the open villa yard, does dust affect it faster than sheltered locations?

Yes, exposed units face direct dust more than sheltered ones. We inspect the coil, condenser and fans closely and deep-clean them of particles.
