When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Ruwais is a growing residential area mixing villas, mid-range units and modern blocks with varied planning and building spacing. The larger systems in blocks and villas here need thorough duct and filter inspection because usage levels differ among residents. Balancing air distribution and ensuring drains stay clear are essential, especially during intense summer peak periods.

Al Ruwais lies in central Jeddah, a growing residential area with a mix of villas and modern blocks.

Buildings here are fitted with modern central duct systems with outdoor units on roofs or side walls.

The AC setup in Al Ruwais

  1. 1

Modern central ducted system for villas and blocks

Most modern buildings here have a unified system distributing cool air to multiple rooms.

  2. 2

Outdoor units on roofs and side walls

Outdoor units are positioned in varied locations depending on building layout and available space.

  3. 3

Hybrid system mixing central and split in some cases

Some buildings combine a central system with separate split units in certain rooms for better comfort.

Before the visit

Before our visit in Al Ruwais

  1. 1

Identify all indoor and outdoor unit locations

Tell us the number and position of all outdoor units and indoor vents to plan the inspection properly.

  2. 2

Allow safe access to roofs and tight spaces

If units are on the roof or in hard-to-reach spaces, ensure pathways are safe and doors are unlocked.

  3. 3

Gather information on cooling problems from residents

Tell us of any room cooling less or unusual noise to focus the inspection on affected areas.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

My house has split units in some rooms and central AC in others, how do you maintain a mixed system?

We inspect the central system thoroughly and confirm that separate split units don't interfere with distribution balance. We may need separate balancing for each part based on your needs.

Are the long copper pipes from outside to inside properly insulated and protected?

We check pipe insulation, cracks and potential leaks. Poor insulation can cut cooling efficiency significantly, and we may recommend repair or re-insulation if needed.

Summers are very hot and dust is heavy, how does this affect the central system?

Extreme heat increases system load and dust builds up in the filter and ducts faster. We recommend more frequent cleaning during summer and checking external inlet vents.

How many outdoor units might a villa or block in Al Ruwais need?

It depends on the building size, area, floors and rooms. A single villa might need one or two units, a block may need more. A site visit clarifies your actual needs precisely.
