When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Ruwais is a comprehensive residential district with spacious villas and modern apartment blocks spread across a wide area, most with advanced central ducted AC to handle Jeddah's intense heat and humidity. Wind and dust from surrounding areas and roads enter through outdoor units and steadily build up in the ducts and boxes throughout the year. Regular duct cleaning ensures the system works at full efficiency, cuts energy use, and prevents mould growth and odours in a hot, humid environment.

Al Ruwais sits in central Jeddah, a sprawling residential area of spacious villas and modern apartment blocks spread over a wide expanse.

Most large villas and flats in Al Ruwais have advanced central systems with large return boxes and multiple branches.

Before the visit

Before our visit in Al Ruwais

  1. 1

Clear spaces around all grille openings

Make sure all ventilation openings in every room, especially in far wings, are easy to reach.

  2. 2

Ensure safe roof access for the team

If the return box is on the roof, ensure the roof door and path are safe and the surface is clear of obstacles.

  3. 3

Cover fine furniture and fabrics in rooms

Light dust may emerge from indoor branches during cleaning, so protect fine furniture and carpets with covers.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

My villa is large with a powerful central system, does it really need duct cleaning?

Yes, even powerful systems collect dust in the branches and return box, and cleaning maintains full efficiency and performance.

Wind and dust are strong around my villa, does this speed up dust build-up?

Yes, winds and dust from surrounding areas enter through the outdoor unit faster, and we recommend annual or more frequent cleaning.

In summer I feel the AC cools less, could the ducts be dirty?

Yes, dust in the ducts and return box reduces airflow and cooling power, and cleaning restores performance.

The return box is large and far away, does this cause problems?

No, we reach it easily through existing openings and clean it carefully from inside without dismantling any part of the structure.
