Clean ducts, no broken ceilings

AC duct cleaning in Al Shiraa

Al Shiraa in northern Jeddah hosts modern villas with central AC systems, where dust builds up rapidly inside the distribution ducts because of wind and airborne particles. Alrabih's team cleans the branches, runs and return box through existing grille openings without disturbing the ceiling or furnishings.

When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Most Al Shiraa villas are newly built with spacious layouts and comprehensive central AC systems, and the northern dust and winds settle quickly on internal ducts and filters. Cleaning the ducts maintains even airflow across all rooms and eases strain on the outdoor unit, especially since villas often have large open-plan areas that need balanced air distribution.

Al Shiraa lies in northern Jeddah, a district of spacious modern villas with central AC systems.

Most villas here have central AC systems with metal ducts routed beneath ceilings or within walls.

The AC setup in Al Shiraa

  1. 1

    Central system with metal ducts

Most Al Shiraa villas rely on metal duct networks routed beneath suspended ceilings, with a central return box.

  2. 2

    Multiple filters in modern systems

New villas often have filters at both the indoor unit and return box, requiring thorough duct cleaning between them.

  3. 3

    Access points through upper pathways

Ventilation grilles and indoor units provide safe access points for cleaning without requiring ceiling removal.

Before the visit

Before our visit in Al Shiraa

  1. 1

Confirm the duct pathway is clear

Make sure all ventilation grilles and indoor unit access points are clear before the visit.

  2. 2

Provide safe working space in a hallway or foyer

Leave clear space around ventilation openings so the team can move cleaning equipment freely.

  3. 3

    Cover furniture near the grilles

We cover furniture and floors before we start, but it is best to move valuables away from the grilles beforehand.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

How often do new villas need duct cleaning?

It depends on usage intensity and how many home filters are in place, but new villas in Al Shiraa typically benefit from at least one annual clean because of the northern dust.

Does duct cleaning damage the suspended ceiling?

No, we work through existing AC and ventilation openings and do not touch the ceiling itself.

Northern winds push more dust into the ducts, how can we reduce this?

Regular duct and filter cleaning helps prevent dust buildup, and you may benefit from a high-efficiency filter if your system supports it.

Are there electrical concerns if the furnace or pump is near the ducts?

We do not work near live electrical wiring, and we confirm the location of the unit and power runs before we start.
