Clean air from the duct
Duct cleaning & sanitising in Al Abeer
In Al Abeer, north Jeddah's newer neighbourhood of villas and residential towers, dust, mould and salt residue build up inside the central AC ductwork due to coastal humidity and salt-laden air. Alrabih's team inspects the ducts with a camera, deep-cleans them and sanitises before the system runs again.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Abeer is a relatively modern neighbourhood with spacious villas and residential blocks fitted with complex central AC units serving each floor or dwelling. The main ductwork runs through suspended ceilings and internal walls, and in Jeddah's humid coastal climate, dust and mould accumulate quickly inside these sealed pipes, especially without regular maintenance. Deep duct cleaning improves air quality, eliminates musty odours and reduces allergic reactions.
Al Abeer sits in north Jeddah and houses modern villas and tall residential towers with advanced central AC systems.
Most villas and towers here have unified central AC systems, with main ductwork running through suspended ceilings or building walls.
The AC setup in Al Abeer
- 1
Unified central system per villa or unit
Modern villas here have a single central AC unit serving the entire villa or storey, with ductwork branching from the main unit under the ceiling.
- 2
Branching ductwork under high suspended ceilings
High suspended ceilings allow complex branching ductwork for good air distribution, but increase the surface area where dust and mould accumulate.
- 3
Central units with replaceable filters
Most central systems here have standard replaceable filters, but the filter alone does not prevent buildup inside the ductwork itself.
Before the visit
Before our visit in Al Abeer
- 1
Know where the main AC unit is located
The main AC unit is usually in a plant room or under the suspended ceiling. Tell us where it is before we visit so we can assess the ductwork size and scope of work.
- 2
Confirm maintenance access points exist
Check the suspended ceiling or walls to see if maintenance access ports already exist to reach the ducts. If they do not, we may need to create them by agreement with you.
- 3
Keep the suspended ceiling area clear
Make sure the space under the suspended ceiling is clear of items and loose electrical wiring, so our team can work safely from ladders or elevated platforms.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
Musty smell from the AC vents, is it the ductwork?
Usually yes. Jeddah's coastal humidity and salt content encourage mould and bacteria growth inside sealed ducts, especially if the ductwork has not been cleaned in years. Camera inspection confirms the issue before we clean.
Does duct cleaning create dust inside the house during the visit?
We use powerful extraction equipment that contains the dust during cleaning, and we clean the indoor vents as well to prevent any dust spreading through the rooms.
In large villas, is accessing the ductwork under the suspended ceiling difficult?
Modern villas usually have adequate access via maintenance panels or suspended ceiling sections. Before the visit we need to know where the main ductwork sits and whether access ports are already in place.
Does sanitising protect against viruses and bacteria in the air?
Sanitising kills the bacteria and mould already present in the ducts and vents after cleaning. But the outcome depends on how dirty the ductwork was before sanitising and how regularly it is maintained afterwards.
