Clean air from the duct
Duct cleaning & sanitising in Al Faisaliyah
In Al Faisaliyah, central Jeddah, modern residential towers rely on ducted air conditioning that runs through every floor. Duct cleaning and sanitising removes dust and mould buildup from these extensive networks so clean air flows back to every room.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

What the work covers
- Camera inspection of ducts
- Isolating section from unit
- Loosening deposits with agitation tools
- Extracting dust by negative-pressure vacuum
- Applying an approved sanitiser
How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Faisaliyah's buildings are modern and tall, with spacious flats served by complex central air systems and long duct networks running through walls and ceilings. Jeddah's high humidity and coastal location accelerate mould and salt buildup inside ducts, especially in units not cleaned for years. Our team inspects the network with a camera, uses powerful suction and sanitiser to ensure healthy airflow without musty odours or dust settling on furniture.
Al Faisaliyah lies in central Jeddah, a district of modern residential towers served by advanced central air systems.
Most residential units here connect to a single central duct network, with main ducts typically hidden above suspended ceilings.
The AC setup in Al Faisaliyah
- 1
Single centralised duct network
Most towers have one unified duct network distributing air from a central unit to all rooms in the flat.
- 2
Ducts hidden behind suspended ceilings
Main ducts are usually mounted above suspended ceilings, making installation easy but inspection and cleaning harder.
- 3
Distribution vents in multiple rooms
Air branches from the main duct to smaller horizontal vents that distribute air to bedrooms, living areas and the kitchen.
Before the visit
Before our visit in Al Faisaliyah
- 1
Tell us where the central unit is located
Pinpoint where the central unit sits (usually a plant room or roof) because the team may need to access it to inspect the main duct.
- 2
Ensure suspended ceiling access is clear
If possible, ask the building management or owner to open one or two suspended ceiling panels so the team can safely camera-inspect the ducts.
- 3
Schedule duct cleaning alone on visit day
Try not to schedule other maintenance the same day, as duct cleaning takes time and your flat needs to settle afterwards.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
How often should duct cleaning happen in a modern residential tower?
It depends on system use and humidity levels. In coastal Jeddah, we recommend an annual inspection and cleaning every two to three years at minimum.
Can you reach ducts hidden in suspended ceilings?
Yes, we inspect from existing access points usually located near vents, or we open a safe inspection point if needed.
Coastal humidity feeds mould in ducts, how do you handle it?
We apply effective sanitisers after mechanical cleaning, and advise keeping ducts dry and running the system regularly to prevent regrowth.
Do electrical runs and water pipes affect duct access?
Electrical runs and water pipes may pass beside ducts in the ceiling. Before the visit, confirm there are no electrical faults or water leaks near them.
