Clean air from the duct

Duct cleaning & sanitising in Al Hijrah

In Al Hijrah, north Jeddah, modern villas and residential blocks spread across open plots with central ducted systems, yet the duct lines accumulate dust, moisture and salt from the coastal air. We inspect with a camera, clear the buildup and sanitise before the system restarts.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Hijrah is a relatively modern district of tall apartment blocks and spacious villas, with buildings designed around central ducts running across multiple floors and walls. That long central route exposes the airflow to Jeddah's high humidity and salt air, especially if it has not been cleaned for years. Duct cleaning here requires access to scattered points, and sanitising is vital because humidity speeds fungal and bacterial growth.

Al Hijrah lies in north-east Jeddah, a modern district of residential blocks and villas with widespread central ducted cooling.

Most villas and residential towers in Al Hijrah are fitted with central AC systems using metal ducts that span multiple floors and rooms.

The AC setup in Al Hijrah

  1. 1

Central metal ducting across multiple floors

Modern villas and blocks in Al Hijrah rely on long metal ducts that distribute cool air across floors and walls, requiring thorough cleaning from the main unit through individual branch lines.

  2. 2

Scattered access points in floors and walls

The extended duct layout requires access points at several locations, some hidden behind drywall or inside walls, to ensure the entire duct is cleaned thoroughly.

  3. 3

Central distribution unit in utility rooms or roofs

The main distribution unit is usually in a utility room or on the villa roof, serving as the starting point for inspecting and cleaning the full duct system.

Before the visit

Before our visit in Al Hijrah

  1. 1

Tell us where the main distribution unit is located

Identify where the main unit sits (utility room, roof, or cabinet) so we can prepare equipment and team based on access difficulty.

  2. 2

Do not run the AC before our visit

Switch off the AC at least an hour before the team arrives, to reduce the movement of accumulated dust during inspection and cleaning.

  3. 3

Provide access to inspection points on each floor

If duct access points are behind furniture or in cabinets, clear the space or unlock them before the visit to save team time.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Do the central ducts in modern villas here need regular cleaning?

Yes, the long central duct gathers dust and moisture quickly in Jeddah's humid and salty air, so we recommend cleaning every year or two depending on use.

My villa spans multiple floors, how do you access ducts in different locations?

We inspect from the main distribution unit with a camera, then clear dust from access points on each floor and sanitise the entire airflow path.

How much does Jeddah's coastal humidity affect mould growth in ducts?

High humidity and salt air speed fungal and bacterial growth on the metal duct walls, especially where airflow is slower, and sanitising stops that growth after cleaning.

The main distribution unit in my villa is usually in a tight space, does that make cleaning harder?

Tight spaces need careful access, but our inspection camera lets us see the duct first from outside, then we reach confined areas with specialised equipment without full dismantling.
