When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Hijrah is a relatively new district with medium to large commercial and hotel buildings served by complex central air systems. The AHUs in these buildings depend on fine balance between filters, coils and fans, and any dust buildup or belt slip causes temperature differences floor to floor. Regular servicing of coils, filters and bearings keeps air quality high and energy efficiency steady.

Al Hijrah is in north-east Jeddah, a modern district dominated by large hotel and commercial buildings.

Most commercial and hotel buildings here run medium to large AHUs connected to a central distribution system serving multiple floors.

The AC setup in Al Hijrah

  1. 1

Medium central AHUs serving multiple zones

Commercial and hotel buildings in Al Hijrah typically have one or two AHUs serving several zones through a shared ductwork system.

  2. 2

    Multi-stage cooling and heating coils

Units here have wet cooling coils and sometimes electric heating coils to balance temperature and humidity throughout the year.

  3. 3

High-efficiency filters and maintainable motor belts

Modern buildings use HEPA or near-HEPA filters, and standard V-belts that we can easily check and replace during routine servicing.

Before the visit

Before our visit in Al Hijrah

  1. 1

Provide the building plan and plant room location

Ask us to review the building plan before the visit so we can confirm the AHU location and safe access routes.

  2. 2

Shut down the AHU before we arrive

Make sure the unit is switched off before we arrive, and clear any equipment or materials that might block access to the filters and coils.

  3. 3

Confirm the electrical supply and earthing

Contact the building's electrician to confirm the supply cables and earthing are safe before the visit.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Temperatures vary between floors in my building, is that an AHU problem?

Often yes. If the chiller is running well, the problem is usually imbalance in the AHU filters or coils, or belt slip on the fan.

My hotel building has multiple floors and long corridors, how do you reach the AHU?

We need to know the AHU location before the visit, usually in a plant room or on the roof. Give us a building plan and confirm access to the area to keep the service smooth.

Al Hijrah is hot and dry, does that affect the AHU coils?

High heat and fine dust speed up deposits on the coils and filters. We recommend servicing every three to four months in this climate.

The building's power supply needs updating, does that affect AHU servicing?

We need to confirm the fan motor and electric coil supply is safe and stable before we work. Check the cable connections and voltage before our visit.
