Clean air from the duct

Duct cleaning & sanitising in Al Hindawiyah

In Al Hindawiyah, old downtown Jeddah, duct cleaning and sanitising addresses moisture and mould in aged buildings with mixed cooling systems. Alrabih's team inspects with a camera, removes deposits and mould, and sanitises before restart.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Hindawiyah is an old district of closely built blocks with historic residents, mixing small residential flats with ground-floor shops and basement storage. Some buildings have old central AC systems with corroded and decaying ducts, others still rely on split or window units, and coastal humidity, salt and dust accumulate quickly in aged ducts due to narrow streets and poor natural ventilation between the closely packed buildings.

Al Hindawiyah sits in Jeddah's historic downtown, a district of aged closely built blocks with varied and old cooling systems.

Ducts in the old buildings here are often hidden in external walls or low ceilings, and may be corroded or have small holes, making thorough cleaning difficult.

The AC setup in Al Hindawiyah

  1. 1

    Old ductwork in external walls

Most ducts in Al Hindawiyah are hidden in old external walls and may be corroded by moisture and salt, requiring careful inspection before cleaning.

  2. 2

Mixed cooling systems, split and window units

Some old buildings still rely on split or window units rather than central AC, reducing the need for duct cleaning in those cases.

  3. 3

    Outdoor units on narrow facades

Outdoor units are often mounted on narrow facades or small balconies due to closely packed buildings, and access can be difficult.

Before the visit

Before our visit in Al Hindawiyah

  1. 1

Confirm the nearest safe parking point

Al Hindawiyah's streets are very narrow, tell us the nearest point the team can park safely before the visit.

  2. 2

Coordinate with the flat or shop owner

Make sure the flat or shop owner knows the visit time clearly, and tell us of any inconvenient times for entering the building.

  3. 3

    Check electricity and water safety

In very old buildings, confirm the electrical and water installations are safe, and tell us of any known issues before the visit.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Are old central AC systems in Al Hindawiyah safe to clean?

Yes, but we handle them carefully because the ducts may be corroded or have small cracks, and we use equipment that does not cause further damage.

The streets are narrow and building access is difficult, how do you reach the ducts?

Our team carries cleaning tools by hand as needed and arranges with the flat or shop owner on the closest parking point before the visit.

In old Al Hindawiyah with coastal humidity and salt air, how quickly does mould grow in the ducts?

Very quickly, and high humidity and salt speed up mould and bacterial growth on duct walls, especially if there are leaks from the roof or external walls.

In old buildings, is the electrical wiring sufficient for cleaning equipment?

We check the electrical condition before the visit and use low-consumption equipment if needed, and make sure to tell us of any known electrical issues in the building.
