Clean air from the duct

Duct cleaning & sanitising in Al Marsa

Al Marsa on Jeddah's waterfront is home to residential blocks, hotels and commercial complexes with central AC and complex ducting, where mould and salt accumulate quickly in the runs from direct marine air. We inspect with a camera, clear the ducts and sanitise against bacteria and moisture.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Marsa is a densely built coastal district of residential blocks, hotels and commercial properties, many mid or high-rise, with complex central AC systems serving multiple floors and sections. The humid and salty marine air severely affects indoor air quality and duct condition, and mould and bacterial buildup happens faster here than in inland areas. Regular duct cleaning and sanitising are essential in this location to prevent odours and respiratory issues.

Al Marsa sits directly on Jeddah's waterfront, a district of densely built high-rise residential, hotel and commercial blocks.

Most buildings here rely on central AC units with complex metal ducting serving multiple floors and zones.

The AC setup in Al Marsa

  1. 1

    Complex multi-floor ducting system

High-rise buildings require complex duct networks spanning from ground to upper ceilings, with multiple branches and intersections.

  2. 2

Multiple central AC units per building

Large buildings may have more than one central unit, with separate or linked ducts requiring coordinated cleaning.

  3. 3

Direct exposure to salty marine air

Air intake and discharge vents may be near the waterfront, so salt and humidity enter the duct system directly.

Before the visit

Before our visit in Al Marsa

  1. 1

Coordinate with building or hotel management

Inform management in advance, especially if the building is a hotel or commercial complex with daily operations.

  2. 2

Identify access points for central units and ducts

Ensure you know the location of central units and main and branch duct openings, and provide access keys or clearance if needed.

  3. 3

Switch off AC before the visit

Switch off the system at least an hour before we arrive to prevent spreading accumulated dust and odours through the ducts during cleaning.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

High-rise buildings need more complex ducts, how do you clean them?

We use long flexible cameras and a team specialised in complex ducting, splitting into multiple access points across different floors.

The coastal location causes bad smells in the ducts, what is the solution?

Marine salt and humidity speed up bacterial and mould growth, so we clean the ducts and coil sections together, then sanitise with specialised product.

Does the high humidity here affect the metal ducting?

Yes, marine humidity and salt cause gradual rust on metal ducts, which is why regular inspection is vital.

Hotel guests complain of strange odours from the AC, what causes that?

Bacterial and mould buildup in the ducts is the main cause, and regular cleaning and sanitising keep the air fresh and odour-free.
