Clean air from the duct

Duct cleaning & sanitising in Al Rimal

In Al Rimal, east Jeddah, spacious villas with large courtyards rely on advanced central AC with ductwork spread across big areas. Dust and mould accumulation in the long tubes causes odours and poor indoor air quality, so duct cleaning and sanitising keeps airflow fresh and healthy.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Rimal is an upmarket residential area dominated by modern villas and wide spaces between homes; open streets offer better ventilation than old districts, but sandy winds carry dust into ducts through the outdoor intake ports. The long runs from the outdoor unit and intake vents to indoor outlets allow dust particles and salt to settle on tube walls, especially during the long, hot summer. Regular duct cleaning here keeps central AC units running at peak efficiency and reduces strain on the system's fans.

Al Rimal sits east Jeddah, an upmarket residential area of modern villas and wide open streets.

Most villas here have central AC with ductwork distributed across multiple rooms and floors, and sandy dust from outside infiltrates the tubes more readily than in coastal areas.

The AC setup in Al Rimal

  1. 1

Extensive central ductwork in spacious villas

Large villas in Al Rimal have long ductwork distributed across multiple wings and floors, requiring thorough regular cleaning to ensure even airflow.

  2. 2

    Outdoor units mounted on rooftops

Most villas here place the outdoor unit on the roof to save space, exposing the intake vents to more dust than lower-mounted positions.

  3. 3

    High-efficiency fans and filters

Modern villas here have powerful fans and advanced filters, but clean ducts allow them to run at full efficiency without strain.

Before the visit

Before our visit in Al Rimal

  1. 1

Identify the outdoor unit location and air intake

Tell us the outdoor unit's location on the roof or wall, and where the main air intake opening is before the visit.

  2. 2

Ensure AC is off before our arrival

Turn off the central AC system before the team arrives, to ensure safe inspection and cleaning inside the tubes.

  3. 3

Provide a map or diagram of duct layout

If you have an architectural plan or diagram showing the ductwork layout across floors, this helps us plan the cleaning most effectively.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Sandy dust gets into the house a lot, does this affect the ducts?

Yes, sandy dust seeps through the outdoor intake vents and builds up on duct walls fast, which blocks airflow and causes odours; regular duct cleaning prevents this.

Our villa has multiple levels and floors, does the ductwork cover all of them?

Yes, modern villas here have central ducts serving every floor and room; we coordinate with you to understand the duct layout before cleaning.

The AC air smells odd even though I clean it regularly, why?

The smell comes from inside the ducts themselves, not just the filter; mould and bacteria grow in damp tubes, which is why duct cleaning and sanitising removes the real source.

Our outdoor unit is on the roof, does this increase duct dust?

Yes, rooftop units draw air more exposed to sandy wind, increasing particle buildup in the ducts, so regular cleaning is especially important.
