Clean air from the duct
Duct cleaning & sanitising in Al Mulaisa
In Al Mulaisa, south Jeddah, duct cleaning is essential for residential villas and apartment blocks that run central air conditioning. Alrabih's team inspects the ducting with a camera, clears accumulated dust and mould, and sanitises before the system restarts.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Mulaisa holds relatively modern villas and medium-rise apartment blocks, most fitted with unified central air conditioning that runs through multiple floors. The high humidity and salty air near the coast accelerate mould and sediment buildup in the duct pipes, especially in damp areas like kitchens and bathrooms. Duct cleaning here improves air quality and cuts the musty smell and dust that seeps from the vents.
Al Mulaisa lies south of Jeddah, a district of modern villas and apartment blocks in a humid coastal climate.
Most villas and apartment blocks in Al Mulaisa use long central duct networks running horizontally and vertically across multiple floors.
The AC setup in Al Mulaisa
- 1
Unified central duct network
Al Mulaisa villas and apartment blocks rely on a single unified duct network covering multiple floors and distributing cool air from one central unit.
- 2
Duct channels built into walls and ceilings
Ducts are typically embedded in wall cavities and suspended ceilings, allowing dust and mould to collect in hard-to-reach spots without deliberate opening.
- 3
Distribution vents in every room
Multiple distribution vents cover bedrooms, living areas, kitchens and bathrooms, so any buildup in the main duct affects air quality across the entire building.
Before the visit
Before our visit in Al Mulaisa
- 1
Ensure roof and service corridors are accessible
The central duct is usually accessed from the roof or service corridors between floors, so let us know if those areas are locked or need coordination with building management.
- 2
Notify building management of the visit time
In residential buildings, it is essential to notify building management or security beforehand so they can allow access to shared areas and the roof.
- 3
Locate the central unit and filter locations
Help us locate the central unit and main filters before the visit, especially if they are in a locked plant room or on the roof.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
How do I know if my duct needs cleaning?
A musty or stale smell from the vents, dust settling quickly on furniture after cleaning, or unexplained allergy symptoms are all signs of dust and mould buildup in the ducts.
Our central duct runs through many floors, can you reach all of it?
Yes, we inspect the full duct length with a specialized camera from different access points in the building and clear buildup throughout, but we confirm beforehand that the roof and service corridors are accessible.
Does coastal humidity speed up mould growth in the ducts?
Yes, the salty air and high humidity in Al Mulaisa speed up mould and sediment buildup in the ducts much faster than in drier areas, so cleaning every year or two is beneficial here.
Does duct cleaning require disconnecting the central AC from the power?
Yes, we disconnect the power before cleaning and sanitising for safety, and ensure all dampers are closed before we restart the system.
