Clean air from the duct

Duct cleaning & sanitising in Al Salmiyah Al Sharqiyah

In Al Salmiyah Al Sharqiyah, south Jeddah, residential buildings and complexes rely on central or multiple separate AC units. Duct cleaning and sanitising removes dust and mould buildup from coastal humidity and heavy use.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Salmiyah Al Sharqiyah is a densely populated residential district with uniform apartment buildings close together, most equipped with unified central air systems serving several flats. Proximity to the coast means very high humidity and salt in the air, speeding up sediment and mould accumulation in the ducts. High population density means constant AC use, increasing the scale of dust and bacterial buildup. Flat owners and building managers typically notice musty smells from vents or complaints of respiratory allergies.

Al Salmiyah Al Sharqiyah is in south Jeddah, a densely populated residential district near the coast with uniform, closely spaced apartment blocks.

Most buildings here use unified central duct networks of medium length serving three to six flats from a single compressor unit.

The AC setup in Al Salmiyah Al Sharqiyah

  1. 1

Relatively long unified central duct networks

Densely packed buildings here have relatively long unified duct networks serving multiple stacked flats, meaning greater dust accumulation over longer runs.

  2. 2

    Small-gauge metal ducts

Some metal ducts here are small-gauge due to tight spaces, requiring careful handling and precision tools during cleaning.

  3. 3

    Multiple distribution vents throughout flats

Flats typically have multiple distribution vents in ceilings and walls, providing several inspection and cleaning access points.

Before the visit

Before our visit in Al Salmiyah Al Sharqiyah

  1. 1

Coordinate with building management and residents together

Inform building management and residents of the cleaning date in advance, and confirm their readiness and access to keys or accompaniment for roof or ceiling entry.

  2. 2

Confirm accessibility to central fan room

The central fan room is usually on the roof or a separate plant room, so confirm safe access before the cleaning day.

  3. 3

Tell us about any previous duct or odour issues

Information about previous odour or leakage problems helps us focus on problem areas during inspection and cleaning.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Coastal humidity here is very intense, does it speed up mould growth?

Yes, intense humidity and coastal salt create ideal conditions for very rapid mould and bacterial growth in the ducts. Regular cleaning and sanitising is more critical here than in inland areas.

Flats are densely occupied, does cleaning require residents to vacate?

No, cleaning usually does not require residents to vacate. We coordinate with them on work times and may ask for internal doors to be closed temporarily in some cases.

The duct serves several flats, does cleaning affect one flat without affecting others?

No, the unified network means cleaning benefits all connected flats. We may phase the work if you want to reduce noise or minimise temporary AC shutdown.

Do you need to remove or disassemble the indoor units in the flats?

Usually we do not need to disassemble interior units. We work through existing inspection points and access doors in the mains and branches. If we need to remove anything, we ask the resident's permission first.
