When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Qaws is a mixed eastern district with older and newer villas alongside residential apartment blocks and small commercial shops, creating varied AC systems and duct designs. Older homes may have simple ducts or none at all, while newer buildings may have more complex ducting. Eastern humidity and surrounding commercial activity increase dust and pollutant build-up in ducts, calling for regular scheduled cleaning.
Al Qaws lies in east Jeddah, a mixed district of older and newer villas with apartment blocks and commercial activity.
Central systems are found in apartment blocks and newer villas, while older buildings usually rely on split units without ducts.
The AC setup in Al Qaws
- 1
Simple ducts in some older villas
Older villas in Al Qaws may have simple, uninsulated ducts without advanced distribution systems.
- 2
Split units without ducts in older buildings
Many very old buildings rely only on separate split units without any central ducting system.
- 3
Modern central ducts in new apartment blocks and villas
New buildings and apartment blocks have insulated central ducts and modern distribution systems.
Before the visit
Before our visit in Al Qaws
- 1
Confirm the nearest safe parking point
Streets here are narrow and mixed-use, so help the team locate the nearest parking point from which they can access the villa or building.
- 2
Clarify the system type and duct or AC locations
Tell the team whether you have central ducts or split units only, and where the indoor and outdoor units are located.
- 3
Coordinate with neighbours if necessary
If the system is shared with neighbours or you are in an apartment block, notify them of the visit to avoid any conflict.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
I live in an older villa without true ducts, do you have solutions for air cleaning?
If you have split units without ducts, we focus on cleaning and sanitising the indoor and outdoor components, which significantly improves air quality.
Commercial shops near the villas, does their dust affect my ducts?
Yes, surrounding commercial activity increases dust and pollutant movement in the air, which speeds up duct accumulation, so we recommend more frequent regular cleaning.
Being on the east side means high humidity in summer and winter, does that affect cleaning frequency?
Yes, year-round high humidity speeds up mould and bacterial growth, so annual cleaning is recommended minimum, possibly twice yearly depending on use.
How do you transport cleaning equipment through the narrow mixed streets?
Cleaning and inspection equipment is portable so the team can move through narrow streets and enter villas or buildings easily.
