Clean air from the duct
Duct cleaning & sanitising in Southern Housing
In Southern Housing, Jeddah, similar residential units typically share standardised AC systems and central duct networks. Duct cleaning and sanitising removes dust and mould from these extended networks to ensure clean healthy air in each unit.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

What the work covers
- Camera inspection of ducts
- Isolating section from unit
- Loosening deposits with agitation tools
- Extracting dust by negative-pressure vacuum
- Applying an approved sanitiser
How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Southern Housing is an organised residential area with similar, closely spaced units mostly served by unified central duct networks feeding several units or wings. Standardised design means similar AC systems, but high humidity, seasonal dust and coastal salt accelerate mould and debris buildup in ducts. Our team inspects unified networks with specialised cameras and applies strong cleaning and effective sanitiser against humidity and mould, respecting the closely packed unit layout.
Southern Housing lies in south Jeddah, an organised residential area of similar units with standardised AC systems.
Most units here connect to one central duct network serving several units or a sector wing, not individual separate networks.
The AC setup in Southern Housing
- 1
Single unified central duct network for multiple units
Most Southern Housing units connect to one main duct network that branches into separate lines per unit or section.
- 2
Central and distributed filters
Main filters typically sit beside the central unit, with secondary filters or vents in each residential unit.
- 3
Shared ceilings and unit-level ceilings
Main ducts run through shared ceilings between units, with branches passing through each unit's separate ceiling.
Before the visit
Before our visit in Southern Housing
- 1
Contact compound management to schedule
Compound management needs advance notice to open shared access points and approve a time that doesn't disrupt other residents.
- 2
Tell us your unit number and adjacent units
We need your unit number and adjacent units that may be affected, so we can coordinate with them and ensure no one loses air.
- 3
Ensure shared ceiling areas are clear
If possible, check that no personal equipment or furniture blocks shared ceiling areas or plant rooms before the visit.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
How do you clean a unified central network that serves multiple units?
We inspect the main duct and branches serving each unit, cleaning the entire network so all residents benefit from fresh air.
Units are tightly packed, how do you access roofs and ducts?
We coordinate with the compound management to safely open shared ceiling access points, and schedule with affected residents in advance.
Does coastal salt and humidity affect shared ducts more?
Yes, the large unified network accumulates more salt, humidity and mould, especially in less-used sections. We advise thorough annual cleaning.
Shared filters and vents, do they need separate maintenance?
Yes, central filters and distribution vents need separate periodic inspection and cleaning from the main duct, we advise filter changes every three months.
