When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Prince Fawaz South is a mixed residential area with villas set in gardens and multi-storey apartment blocks, most fitted with central or semi-central AC. High heat, humidity and fine dust from desert and sea air accumulate in the ducts, especially in villas where air enters through external openings that may face gardens. Regular cleaning ensures fresh air and reduces respiratory illness.

Prince Fawaz South is in south Jeddah, a mixed residential area of villas and blocks spread over a wide footprint.

Villas here typically house a central unit in a basement or annex, while residential blocks may share one unit across several flats.

The AC setup in Prince Fawaz South

  1. 1

Single central unit in villa or annex

Villas typically rely on one unit in a basement or annex, distributing air through a single duct run.

  2. 2

Shared central units in apartment blocks

Blocks may have one unit serving multiple flats, or separate units depending on building size.

  3. 3

External air intakes near gardens or courtyards

Outside air enters through intakes near gardens or courtyards, carrying dust, leaves and fine particles.

Before the visit

Before our visit in Prince Fawaz South

  1. 1

Confirm team access to the central unit

In villas, ensure the team can safely reach the basement or annex where the unit sits.

  2. 2

Clear space around the central unit

We need clear space around the unit to access and inspect the ducts, so remove any items stored nearby.

  3. 3

Temporarily close external air intakes during cleaning

We may advise temporarily closing external intakes during cleaning to prevent fresh dust entering the ducts.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

In villas where air enters from the garden, does the duct get dirtier faster?

Yes, air drawn in from the garden carries more dust and moisture, accumulating quickly in the ducts. Regular camera checks show when cleaning is due.

My villa has a small basement, can you access the central unit?

Yes, we agree with the owner on the best way to reach the unit in the basement or annex, and clean the ducts from available points.

Does high heat and humidity encourage mould in the ducts?

Yes, heat and humidity together speed up mould and bacterial growth, especially in cool spots after cooling cycles. Sanitising prevents regrowth.

Do villas and blocks need different cleaning timescales?

Yes, villas usually have one unit only, while blocks may need coordination across multiple flats, with duration set after inspection.
