Clean air from the duct
Duct cleaning & sanitising in Al Rabwah
In Al Rabwah, central Jeddah's mix of modern villas and apartment blocks relies on ducted central AC systems. Dust and humidity accumulate in the ductwork, causing musty smells from the vents and reducing airflow efficiency, so duct cleaning and sanitising keeps the air quality high.

- Vacuum and sanitise

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Rabwah's newer buildings mix spacious villas and multi-storey residential blocks, most designed with central AC distributing air through ductwork hidden in walls and ceilings. The coastal humidity and salt-laden air in Jeddah accelerate mould and salt buildup on the duct walls, intensifying musty and fungal smells especially during humid seasons. Larger villas need thorough inspection of longer duct runs and multiple branches, while apartment blocks require coordination with building management for safe access to external outlets.
Al Rabwah, in central Jeddah, blends modern villas and spacious apartment blocks with open spaces and regular street layouts.
Most homes and blocks here run central ducted AC systems, with the outdoor unit sited in open ground or on the building roof.
The AC setup in Al Rabwah
- 1
Central ducted system throughout
Most villas and blocks in Al Rabwah are designed with central AC distributing air through ducts within walls and ceilings, requiring thorough inspection and cleaning.
- 2
Outdoor units on roofs and open ground

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
Is a musty smell from the air vents normal in Al Rabwah?
No, it signals mould and moisture buildup in the ducts. Camera inspection pinpoints the spot accurately, and cleaning and sanitising removes the odour completely.
In larger villas, how do you handle the long and complex duct runs?
We inspect the entire network with a small camera from start to finish, identify accumulation points and branches, then clean each section separately and systematically.
Does Jeddah's humidity speed up mould growth in the ducts, and how often should we clean?
Yes, humidity and salt accelerate buildup. Cleaning frequency depends on usage and moisture levels, and we recommend at least an annual inspection with cleaning determined by what the inspection reveals.
In apartment blocks, how do you access the external duct openings?
We coordinate with building management beforehand to locate the openings and gain safe access to the roofs or facades where the air outlets sit.
