Clean air from the duct

Duct cleaning & sanitising in Al Shiraa

Al Shiraa in northern Jeddah is built with modern villas and central AC systems, their ducts running under ceilings and walls. Duct cleaning and sanitising here is essential because the coastal humid air carries salt and moisture deep into the ductwork.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Most Al Shiraa villas are modern with spacious layouts and unified central AC systems feeding multiple rooms from one outdoor unit. The ducts run under drop ceilings or within walls, and exposure to coastal humidity and salt in the air increases buildup of dust, mould and bacteria. Periodic duct cleaning improves indoor air quality, cuts musty odours, sneezing and allergy symptoms among residents.

Al Shiraa lies in northern Jeddah, a district of modern spacious villas with unified central AC and interconnected drainage systems.

Most modern villas here have a single main central duct system serving different floors and rooms from one outdoor unit.

The AC setup in Al Shiraa

  1. 1

Central duct system under drop ceiling

Most modern Al Shiraa villas have a single central duct running under the drop ceiling distributing air to all rooms and floors.

  2. 2

Ducts routed within walls and columns

Some villas have distribution ducts routed through walls and load-bearing columns to reach rooms far from the outdoor unit.

  3. 3

Multiple duct branches for different floors

Multi-storey villas have separate duct branches off the main line for each floor, making cleaning and sanitising more involved.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Do the ducts in my villa really need regular cleaning?

Yes, especially in Al Shiraa near the coast where humidity and salt speed up mould and dust buildup in the ducts. Cleaning every year or two keeps air quality high and cuts odours and allergy symptoms.

Our ducts are hidden under the drop ceiling, how do you inspect and clean them?

We open inspection access points in the drop ceiling, run a camera through to view dust and mould buildup, then use specialist cleaning equipment to vacuum and clear the full length of the duct.

Does coastal air and humidity affect the ducts more than inland areas?

Yes, coastal humidity and salt in the air speed up mould and bacterial growth in ducts far more than inland areas.

After cleaning, how do you keep mould from returning quickly?

We sanitise the duct with a specialist solution that kills remaining bacteria and mould, and we recommend regular AC use and moderate indoor humidity to slow mould regrowth.
