When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Ta'awun is a relatively simple expanding district with mid-rise residential buildings and shops and offices on lower floors. Some buildings have a shared central duct system between several flats, others have separate simple units. Seasonal humidity and intense summer heat increase dust and mould buildup, especially in pipes near suspended ceilings or tight spaces. Careful duct cleaning improves air quality and prevents musty odours spreading through residential and commercial units.

Al Ta'awun lies south of Jeddah, a simple residential district with mid-rise buildings and small shops.

Most residential buildings in Al Ta'awun have a shared or separate duct system needing regular cleaning every 8 to 12 months depending on humidity levels and usage.

The AC setup in Al Ta'awun

  1. 1

Shared duct system for a multi-floor building

Most residential buildings in Al Ta'awun have a shared duct system serving several flats from ground to top floor.

  2. 2

Central unit in a plant room or roof

The central unit is usually in a plant room on the ground or top floor, or on the roof under a metal enclosure.

  3. 3

Simple distribution outlets in each flat

Each flat has one or two air outlets connected to the main duct, and cleaning includes branch pipes and these outlets.

Before the visit

  2. 2

Ensure the plant room is unlocked before the visit

Make sure the plant room or roof where the central unit is located is unlocked and safe for the team before the scheduled visit time without delay.

  3. 3

Clear space around suspended ceiling for equipment

Clear sufficient space around the suspended ceiling or existing openings so the team can easily and safely pass cleaning equipment and the camera through.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Our building has a shared duct system among many flats, how is it cleaned?

We inspect the full shared duct from the central unit to the last branch, cleaning main and branch pipes and outlets in one go so all residents benefit from clean air.

Heat and humidity in Al Ta'awun increase mould, how many times yearly should we clean?

We recommend annual duct cleaning at minimum, and if you notice strong musty smells or heavy dust from outlets, you may need additional cleaning every six months.

Does duct cleaning require shutting off AC for all flats in the building?

Yes, we shut down the entire central system for safety before cleaning starts, so all residents will experience temporary cool-air loss until the work finishes.

The tight spaces and suspended ceiling in the flat, how do you reach the duct?

We open existing ceiling openings or remove panels if necessary, then pass the camera and tools through them to inspect and clean the pipes without structural damage.
