Clean air from the duct
Duct cleaning & sanitising in Al Wadi
In Al Wadi, south Jeddah's zone of dense, adjoining residential blocks, central ducting accumulates dust and moisture quickly because one AC system serves multiple flats. We inspect the pipes with a camera, clean the buildup and sanitise before restart.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

- Isolating section from unit
- Loosening deposits with agitation tools
- Extracting dust by negative-pressure vacuum
- Applying an approved sanitiser
How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Wadi comprises adjoining mid-rise residential blocks with unified central AC systems serving multiple flats, increasing pressure on pipes and filters. Coastal humidity and seasonal dust settle in ducts quickly, and if the filter is not replaced regularly, musty smells and dust leakage appear in every flat's vents. Duct cleaning needs a team able to move between flats to reach inspection points and filters in shared areas or on the roof.
Al Wadi lies in south Jeddah, a zone of dense adjoining residential blocks with unified central AC systems.
Most duct here is rigid metal main piping distributed through suspended ceilings shared between several flats.
The AC setup in Al Wadi
- 1
Unified central duct serving multiple flats
Al Wadi buildings use one main duct that branches to serve each flat independently.
- 2
Simple distribution vents in each flat
Each flat has simple outlet vents in walls or ceilings, not separate indoor units like split systems.
- 3
Inspection point on the shared building roof
The outdoor unit and main duct openings are usually on the shared roof managed by building administration.
Before the visit
Before our visit in Al Wadi
- 1
Agree the visit time with building management
Tell building management the proposed time so they can alert residents and unlock shared doors and the roof for our team.
- 2
Ensure clear access to the shared roof
Check that corridors and stairs to the roof are safe and clear to ease team and equipment access.
- 3
Shut off the central AC before our visit
Ask building management to turn off the outdoor unit before we arrive to prevent electrical hazards during cleaning.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
My building has one central AC system for all flats, how do you clean its duct?
We coordinate with building management first to set visit times convenient for residents, then inspect the main duct and distribution vents to each flat and remove debris from the pipes.
Al Wadi's humidity is very high, will mould return after cleaning?
Cleaning and sanitising remove existing mould, but high humidity increases the chance of its return, so replace the filter regularly and keep drainage points clear.
Do I need permission from neighbours or building management to clean the duct?
Yes, since the duct is shared between flats, tell the building management first and we coordinate with them to pick a time that suits everyone.
The suspended ceilings in my building may not handle heavy pressure during cleaning, is that safe?
We use lightweight tools and safe techniques to clean from inspection points without putting pressure on the suspended ceilings.
