Clean air from the duct
Duct cleaning & sanitising in Al Wurud
In Al Wurud, central Jeddah, duct cleaning and sanitising removes the stale odour and dust built up in the channels serving modern villas and flats. Coastal salt air and high humidity accelerate bacterial and mould accumulation in the centralised system.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Wurud is a modern residential district with closely spaced villas and mid-rise apartment blocks, most fitted with central AC from one or more units. Its proximity to the sea and direct exposure to humidity and salt means ducts face high moisture stress, leading to faster mould and bacterial growth, making regular duct cleaning and sanitising vital for indoor air health.
Al Wurud sits in central Jeddah near the coastline, a tightly built modern residential district of villas and apartment blocks with high salt-air exposure.
Most residential buildings here have one or multiple centralised ducted systems with main filters in a distribution area or equipment room.
The AC setup in Al Wurud
- 1
Unified duct system from a single outdoor unit
Many villas and flats in Al Wurud have a single unified duct system connected to one outdoor unit, with air distribution through insulated channels in ceilings and walls.
- 2
Ducts with intermediate filters in individual units
Some apartment blocks in Al Wurud have secondary filters at the air intake of each unit, requiring separate cleaning at each level.
- 3
Air-handling units in basement plantrooms
Modern apartment buildings often house a basement plantroom with the main air-handling unit and primary distribution from there.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
Odd smells come from the vents, what causes this?
Often it is mould odour from moisture and fungal build-up inside ducts, especially in Al Wurud near the coast where humidity is constantly high.
Is the central duct system here exposed to moisture entering from outside?
Yes, coastal humidity and salt in the air can seep through external vents and connections, so checking joints and seals before cleaning helps prevent moisture ingress.
Does cleaning permanently remove the mould smell?
Cleaning and sanitising remove current mould odour, but if there are ongoing water leaks or persistent building moisture, the smell may return over time.
After duct cleaning, do we need to replace the filters?
It depends on the filter condition after cleaning, but we inspect them and recommend replacement if they are heavily soiled or damaged.
