Commercial duct cleaning

Central AC duct cleaning in Al Andalus

In Al Andalus, west Jeddah, modern commercial buildings and hotels have large-scale central AC systems and extensive duct networks. Dust and moisture accumulate quickly because of heavy usage and the coastal location. Alrabih's team cleans trunks, coils and plenums with specialised tools, restoring flow and fresh air without halting operations.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Andalus's buildings are modern commercial and hotel properties with large-scale central AC systems operating at high intensity from morning to evening. Duct networks are very complex because they serve multiple floors, large retail spaces and heavily trafficked public zones. Coastal humidity and constant use speed up dirt and mould accumulation significantly, affecting system efficiency and the air circulating around staff and guests. Coordination with management and staff is highly sensitive, because pausing or reducing AC impacts comfort and business operations.

Al Andalus sits in west Jeddah near the coast, a district of modern commercial and hotel buildings with large-scale central AC systems.

Most buildings here are hotels and retail centres with central AC systems running at high intensity throughout the day, served by multiple large air-handling units.

The AC setup in Al Andalus

  1. 1

    Large multi-unit duct networks

Multiple AC units distribute air across many floors and large retail spaces, making the network complex and requiring careful coordination.

  2. 2

Cooling coils exposed to salt and moisture

The coastal location means coils are exposed to sea salt and high humidity, speeding up corrosion and blockage.

  3. 3

Large public spaces with heavy foot traffic

The hotel and retail public spaces are heavily trafficked, increasing dust and airborne pollutants circulating through the ducts.

Before the visit

Before our visit in Al Andalus

  1. 1

Coordinate with management on the cleaning schedule

Hotel or retail management needs to know the timing, duration and operational impact, so they can notify staff and guests.

  2. 2

Confirm location of units and plant rooms

Tell us how many units there are, where each is located and where the main plant rooms are.

  3. 3

Inform staff about the planned work

Staff and guests should know that duct maintenance may temporarily affect temperature or air quality.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Can you clean the ducts without stopping the hotel or shop operations?

Yes, we coordinate with hotel or retail management to clean runs progressively section by section, so the full or most of the system keeps running throughout.

Heavy use builds up dust faster, how often should we clean?

It depends on usage type and coastal exposure, but a large hotel or retail space may need cleaning annually or every 18 months to maintain air quality.

Does sea salt damage cooling coils in coastal buildings?

Yes, salt can accelerate corrosion and blockage in coils, so we clean coils thoroughly and check condensate drainage regularly.

How long does cleaning a large hotel's ducts take?

It depends on floor count and unit numbers, and may take several days to weeks, which we schedule with the hotel around their operations.
