Commercial duct cleaning
Central AC duct cleaning in Al Hamra
In Al Hamra, west Jeddah, villas and residential blocks spread in a balanced mix of spacious plots and denser building. The central AC system needs regular duct cleaning to ensure effective air distribution and reduce energy use.

When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.
Who it's for
Office staff complaining of stale air and dust
We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

- AHU coil and plenum
- Access doors cut and resealed
- Pressure and airflow check
How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Al Hamra mixes individual villas on relatively spacious plots with medium-sized apartment blocks; some houses have one unified central AC system while the blocks use separate units or simple central systems. This diversity means ductwork here ranges from extended networks in villas to smaller networks in apartment buildings. The coastal location raises humidity and salt in the air, speeding dust and mould buildup in the duct.
Al Hamra lies in west Jeddah, a mixed district of villas and apartment blocks with moderate building density.
Most villas here have one central AC system, while apartment blocks rely on smaller central units or shared systems between several flats.
The AC setup in Al Hamra
- 1
Unified central AC in villas
Individual villas usually have one central AC unit with ductwork distributing air to multiple floors.
- 2
Shared AHU in small apartment blocks
Medium apartment blocks need one or two AHU units serving several flats with less complex ductwork than villas.
- 3
Outdoor units on villa roofs or building towers
The outdoor unit location varies by building type, and the coastal setting means greater exposure to salt and moisture.
Before the visit
Before our visit in Al Hamra
- 1
Confirm access to the mechanical room or storage
Identify where the central unit sits and confirm the team can freely access it, whether in a separate mechanical room or storage in the villa or building.
- 2
Coordinate with building management or villa owner
Inform the building manager or villa owner of the visit date and expected duration, and if it is an apartment block, ensure residents are notified of work times.
- 3
Inspect filters and outdoor unit
Before the visit, check filter condition and the outdoor unit to determine whether they need additional cleaning before tackling the duct.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
Villas and apartment blocks are close together, does cleaning affect neighbours?
We usually clean without shutting the system entirely, so ventilation stays normal for neighbouring units. We coordinate with the building owner to pick the best work times.
Do coastal humidity and salt speed up dust buildup in the duct?
Yes, coastal air carries salt particles and fine dust, increasing accumulation rates in the duct and coil. We recommend more frequent regular cleaning in these areas.
In apartment blocks, how do you reach certain duct parts without disturbing residents?
We inspect the duct layout first and coordinate with building management to identify the best access points and work at reasonable hours to minimise disturbance.
The villa's outdoor unit is on the roof, does it need special cleaning before duct cleaning?
We check the outdoor unit and filters first. If they are blocked, we clean them before tackling the duct to ensure incoming air is clean and the duct stays clean longer.
