Commercial duct cleaning

Central AC duct cleaning in Al Khalidiyah

In Al Khalidiyah, west Jeddah, central AC systems operate in multi-storey residential blocks and dense housing projects. Ducts and coils accumulate moisture, salt and dust from the coastal proximity, reducing efficiency and affecting indoor air.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Khalidiyah is a dense residential area in west Jeddah with multi-storey apartment blocks and small villas using unified central AC systems. Proximity to the Red Sea means high humidity, salt and water-borne particles in the air, which enter ductwork and coils easily. Additionally, streets here are less regular and buildings closer, potentially slowing equipment access. Regular, specialist duct cleaning is essential to protect efficiency and air quality, as the coastal environment accelerates performance decline.

Al Khalidiyah sits in west Jeddah near the Red Sea coast, a dense residential area affected by a humid coastal environment.

Most blocks here have one central duct system serving multiple units, directly exposed to coastal humidity and salt spray.

The AC setup in Al Khalidiyah

  1. 1

One central duct system for dense residential blocks

Most blocks here use one duct system serving all flats, increasing the need for regular cleaning due to heavy load.

  2. 2

Cooling coils exposed to moisture and salt

Central AHUs are directly exposed to coastal moisture and salt, accelerating coil and metal-part deterioration.

  3. 3

Critical water drainage in humid environment

Due to high humidity, drainage from the AHU is critical and may cause repeated blockages or backups.

Before the visit

Before our visit in Al Khalidiyah

  1. 1

Verify water drainage access for cleaning

Confirm the water drainage point from the AHU is clear and easily accessible for thorough cleaning.

  2. 2

Coordinate with management on off-peak schedule

Arrange cleaning at a time that avoids peak AC usage in the building.

  3. 3

Ensure safe working space and adequate ventilation

Confirm the plant room has good ventilation and safe working space for the team during cleaning and drying.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Does coastal humidity affect ductwork differently than inland districts?

Yes, high humidity and coastal salt accelerate mould and rust inside ducts and coils. More frequent cleaning and precise drying is essential here than elsewhere.

Streets here are narrow and buildings close; does that affect equipment access?

Some equipment may need hand-carrying over short distances, but we agree the best access route with building management before the visit.

Mould and odours increase in ducts due to moisture; how do you solve this?

We carefully clean coils and plenums of moisture and mould, ensure proper water drainage from the AHU, and dry the ducts after cleaning.

Does coastal salt accumulate in ducts; does it damage metal pipes and coils?

Yes, salt causes corrosion in copper and aluminium pipes and coils. Regular cleaning and salt removal, along with protective coatings, helps preserve the metals.
