Central AC duct cleaning in Al Asalah

In Al Asalah, north Jeddah, large villas with central AC need thorough duct cleaning to restore distribution efficiency. Alrabih's team cleans main trunks, coils and plenums section by section without shutting down the building.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Asalah is a spacious district of modern villas and residential mansions, most equipped with central AC systems distributed through ducts concealed in ceilings and walls. Because the district continues to expand and build, construction dust and debris enter the ductwork easily, cutting airflow and straining the outdoor unit. Cleaning ducts in these villas calls for precision in reaching hidden vents and respect for the occupants' peace during the work.

Al Asalah sits in north Jeddah, a spacious district of modern villas and mansions with large gardens.

Most Al Asalah villas rely on central units with separate temperature zones for different wings, with ducts running horizontally through the ceilings.

The AC setup in Al Asalah

  1. 1

    Central system serving multiple wings

Large Al Asalah villas often have a single central unit with ducts serving the reception wing, bedrooms, kitchen and service areas, allowing us to clean each section separately.

  2. 2

Cooling coils mounted horizontally in the plenum

Most villas have the AHU unit mounted horizontally in the attic or plant room, with cooling coils and filters inside needing careful cleaning.

  3. 3

Air outlets set into walls and ceilings

Distribution outlets sit in room ceilings and hallways, with some outlets in exterior walls, making it easy to inspect the ducts through these points.

Before the visit

Before our visit in Al Asalah

  1. 1

Tell us where the central unit is located

Confirm the AHU location, whether in the attic or a separate plant room, before the visit so we can assess faster.

  2. 2

Coordinate work times with the villa occupants

Tell the family about the visit time in advance, especially if there are children or household staff, to avoid disruption during cleaning.

  3. 3

Ensure attic and passages are accessible

Check that the attic or plant room is safe and clear, and that hidden duct passages can be reached without obstruction.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Does duct cleaning interrupt the AC during cleaning?

No, we clean duct sections sequentially, so other parts of the system keep running. This lets the villa stay cooled during the visit.

The ducts are hidden in the ceiling, how do you access the pipes?

We enter through the existing distribution vents and access panels, and only open ceilings if no other route exists. We agree with the villa owner on the best safe entry points before visiting.

The ongoing construction dust in the district enters the ducts, does that reduce AC efficiency?

Yes, construction dust accumulates in the ducts faster than in established districts, reducing airflow and raising energy consumption. Regular cleaning keeps performance steady.

Our villa is very large, does duct cleaning take a long time?

It depends on the number of sections, total duct length and deposit volume. We assess the system first and tell you the expected duration with no obligation.
