When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Basateen is a growing district blending modern villas, mid-rise apartment buildings and open gardens, giving it lower density than the eastern coastal areas. Central systems in villas have more space for ducts and coils, but the surrounding desert environment means sand and fine dust easily enter outdoor intakes. Ductwork here needs regular cleaning because sand quickly reduces airflow and strains the AHU.

Al Basateen sits in north Jeddah's inner zone, an area of modern villas and expanding apartment blocks with open gardens.

Villas and apartment buildings here use distributed central systems with complex ducts covering all rooms and wings.

The AC setup in Al Basateen

  1. 1

Central system with ducts distributed across multiple wings and floors

Modern villas here have one or two systems serving all wings and floors through complex duct networks.

  2. 2

Cooling coils in an internal plant room or roof

Coils and plenums are usually in a protected plant room inside the building or on the roof, exposed to sand and dust from outdoor intakes.

  3. 3

Outdoor air intakes in walls or on roof

Outdoor intakes in Al Basateen face direct exposure to winds and desert sand, accelerating fine particle buildup inside the ducts.

Before the visit

Before our visit in Al Basateen

  1. 1

Locate the plant room and outdoor intake positions

Before the visit, tell us where the plant room and outdoor intakes are, as this determines the cleaning route and equipment needed.

  2. 2

Ensure clear parking space near the building

Villas and buildings here have gardens and private drives, so ensure safe, accessible parking for the team and equipment.

  3. 3

Ask about any past issues or strange duct sounds

Tell us about any past issues or strange sounds, as this helps us focus extra attention on problem areas.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Desert sand and dust enter the duct quickly, how do we protect it?

Regular duct cleaning and outdoor intake maintenance prevent sand buildup, and we also recommend changing air filters regularly to reduce incoming sand.

Our villas have multiple wings and floors, do long ducts need special care?

Yes, long and complex ducts in large villas need thorough cleaning to ensure even cooling from ground floor to upper levels.

Does indoor air quality improve after duct cleaning?

Yes, removing dust, sand and deposits from the ducts cuts airborne dust particles, improving the air quality your family breathes.

How do we know when duct cleaning is needed?

If you notice reduced airflow from some vents, strange noises or odours, the ducts likely need thorough cleaning.
