Commercial duct cleaning

Central AC duct cleaning in Al Shiraa

Al Shiraa in North Jeddah is home to modern villas and apartment blocks with central AC systems, where dust buildup in the distribution ducts cuts efficiency. Alrabih's team cleans the main runs, coils and plenums with specialist kit without bringing the whole building down.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Shiraa's buildings are relatively modern and spacious, with large cavities above the suspended ceilings that easily accommodate central AC ductwork, but these spaces become dust traps if regular cleaning is neglected. The central system serves multiple rooms from one unit, so even partial duct blockage affects temperature distribution across the whole villa or flat. Full duct cleaning ensures even airflow and reduces strain on the evaporator and fan units.

Al Shiraa lies in North Jeddah, a modern residential development zone of contemporary-design villas and apartment blocks.

Most central systems in Al Shiraa use metal ductwork lined with acoustic insulation, and the outdoor unit usually sits on the roof or in a side cavity of the villa.

The AC setup in Al Shiraa

  1. 1

    Metal ductwork with acoustic lining

Al Shiraa relies on flexible or rigid metal ducting lined with insulation, requiring specialist cleaning that preserves the lining.

  2. 2

Villas with raised roofs or blocks with central AHU

Villas usually house the central unit on the roof, while modern blocks place the AHU in a dedicated plant room on the ground floor or above ceiling.

  3. 3

Large plenum spaces above suspended ceilings

The large spaces above ceilings allow easy access and cleaning but also accumulate dust rapidly if not properly sealed.

Before the visit

Before our visit in Al Shiraa

  1. 1

Confirm the outdoor unit and roof location

Tell us where the outdoor unit and roof or plant space are located, and confirm safe access before the visit.

  2. 2

Ensure the duct openings and returns are clear

Check that supply vents are unblocked and furniture is not restricting return air grilles before the visit day.

  3. 3

Have power and water access ready

Ensure a safe power point near the work area, and ideally water access for rinsing near the main entry.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

What signs show my ductwork needs cleaning?

Reduced airflow from the vents, uneven cooling across rooms, or whistling noises in the ducts all signal dust and debris buildup. Our team inspects first to confirm the blockage level before starting.

My villa is hard to access the roof of, how do you get the equipment up?

We assess roof access via the façade or side cavities before the visit, and enter from the nearest safe point towards the ductwork and outdoor unit.

Jeddah's humidity is high, does it affect how fast dust builds up in my ducts?

Coastal humidity makes dust stick to duct walls faster and can encourage mould growth, so regular cleaning every year or two keeps the air quality high.

How much power does your team need during the cleaning?

We use balanced-load equipment safely wired from the electrical panel, and keep the system powered during cleaning except where essential.
