Commercial duct cleaning

Central AC duct cleaning in Al Hijrah

In Al Hijrah, north of Jeddah, residential and commercial buildings spread wider and rely on central AC with distributed ductwork. Central duct cleaning recovers airflow lost to years of dust and moisture buildup throughout the network.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Hijrah's buildings are newer and more spread out than older districts, with mid-rise residential blocks and small commercial towers set on wider plots. Central AC systems here serve multiple units through complex ductwork networks, so dust and coastal moisture accumulation directly affects air quality across all floors. Regular duct cleaning maintains system efficiency and prevents recurring failures in distribution units.

Al Hijrah lies in north-east Jeddah, a modern urban development area with mid-rise residential and commercial buildings.

Most central systems here run on centralized AHU units with ductwork distributed across multiple floors and zones.

The AC setup in Al Hijrah

  1. 1

Centralized AHU system with distributed ductwork

Residential and commercial towers here rely on a central AHU unit feeding distributed ductwork across different floors and zones.

  2. 2

    Multi-zone subsystems

Many larger buildings have multiple AHU units serving different wings, requiring more precise coordination during cleaning.

  3. 3

Centralized plant rooms with good access

Plant rooms here are typically on ground or basement level with safe, wide access for equipment.

Before the visit

Before our visit in Al Hijrah

  1. 1

    Pre-coordinate with building management

Inform building management of the cleaning date and confirm main access points and locations of plant rooms and ductwork.

  2. 2

    Confirm adequate work space

Check that plant rooms and corridors allow cleaning equipment to move safely and comfortably.

  3. 3

Identify duct access and inspection points

Ask management for a simple map of main duct routes and inspection and access points throughout the building.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Does duct cleaning require shutting the whole system down?

No, we work through duct sections incrementally without stopping the system for other zones, so cooling remains available to other residential and commercial units.

How do you get cleaning equipment into the residential towers?

We coordinate main access points with the building management and use service lifts and internal corridors to move equipment to the plant rooms and ductwork.

Does coastal humidity increase moisture in the ducts, and how often should we clean?

Yes, coastal humidity accelerates moisture and mould buildup in the ductwork, so we recommend periodic cleaning every one to two years depending on system use.

Does duct cleaning improve cooling efficiency and energy use?

Yes, clean ductwork lets the AHU distribute air more easily, reducing system load and improving cooling distribution evenly across all floors.
