Commercial duct cleaning

Central AC duct cleaning in Al Shama'il

In Al Shama'il, north-east Jeddah, modern apartment blocks and residential compounds have extensive central AC systems. Long ductwork collects dust and contaminants quickly in the desert climate, reducing distribution efficiency and raising energy use.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Shama'il is a modern, fast-growing district of multi-storey apartment blocks and development projects, all relying on unified central AC systems. Streets are regular and access is easy, but the complex, interwoven ductwork serving dozens of residential units collects dust and fibres from the wind and aridity, creating uneven airflow between flats. Routine duct cleaning improves flow balance and reduces electricity bills.

Al Shama'il sits in north-east Jeddah, a district of modern apartment blocks and dense-development projects.

Most blocks here have one central duct system serving multiple residential units, with the AHU usually in a plant room in the building's basement.

The AC setup in Al Shama'il

  1. 1

One central duct system for multiple residential units

A single building may have one duct system serving all flats, requiring careful coordination during cleaning.

  2. 2

Central AHU in the basement plant room

Most blocks keep the AHU and coils in a central basement, making it easier to access the coils and surrounding plenums for cleaning.

  3. 3

Multiple distribution outlets across floors and corridors

Each floor has dozens of supply and return outlets, all of which may harbour dust and suspended particles.

Before the visit

Before our visit in Al Shama'il

  1. 1

Coordinate with building management on the visit schedule

Notify building management of the cleaning date and sectional work schedule so they can alert residents in advance.

  2. 2

Ensure team access to the plant room

Confirm the plant room doors are unlocked and no obstacles block the equipment when the team arrives.

  3. 3

Clear floors of obstacles near vents

Ensure all supply and return outlets on all floors are clear of furniture or items that may block access.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Blocks here may share one duct system; does cleaning it affect other residents?

Yes, but we work section by section and isolate individual duct sections if needed. We brief building management in advance to alert residents to temporary airflow changes.

The AHU is in the basement; how do you get the equipment down there?

We arrange access times with building management, move equipment via lifts or stairs, and take care not to disturb residents.

Dust and fibres build up in the ducts; does this affect our health?

Yes, dust and mould accumulation affects indoor air quality and breathing, especially for children and elderly residents. Regular duct cleaning improves air quality.

Does duct cleaning reduce the building's electricity consumption?

Yes, clean ductwork reduces airflow resistance, so the AHU operates more efficiently and uses less energy.
