When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Rawasi is a mixed-use area with attached residential and commercial blocks, some older and some newer, with limited roofs and tight outdoor spaces. Heavy daily use of AC systems in both flats and shops means rapid dust and pollutant buildup in shared ducts. Regular duct cleaning maintains system efficiency and air quality for residents and commercial workers alike.

Al Rawasi sits in the east, a mixed-use area blending connected residential and commercial buildings.

Most buildings here have one central AC system serving both residential flats and commercial shops, or a simple division between them.

The AC setup in Al Rawasi

  1. 1

Shared central system for flats and shops

Mixed-use blocks here usually have one central AC system serving both residential flats and shops through a single ductwork.

  2. 2

Partially separate systems for residential and commercial

Some larger buildings may have a separate duct section for flats and another for shops, though some overlap or leakage between them remains.

  3. 3

    Older ductwork in some buildings

Some Al Rawasi buildings have older ductwork that may be in worse condition and need deeper, more frequent cleaning.

Before the visit

Before our visit in Al Rawasi

  1. 1

Coordinate with building management and shops

Inform building management and shop owners about the cleaning date beforehand, and find the best time to avoid disrupting shop operations or residents.

  2. 2

Identify easily accessible duct entry points

Limited roofspace may complicate access, so agree with the team on the safest entry point or duct opening.

  3. 3

Ensure power and water supply for the team

Our team may need power and water access to work efficiently, so confirm a safe and accessible outlet on site.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Do commercial shops and flats share the same ductwork?

In many buildings here, flats and shops connect to one duct section or only partially separate, meaning dust and odours can transfer between them. Thorough cleaning reduces these issues.

Shops are busy all day, how can you clean the ducts without closing them?

We work progressively through duct sections, keeping flats and shops running in other zones, so no need to close shops or cut off residents.

Al Rawasi is dense and hot, does that mean more dust in the ductwork?

Urban density and heat mean heavier AC use and more outside air drawn in, so dust and pollutants accumulate faster.

Roofs here are tight, is it hard to reach the outdoor part of the system?

Limited rooftop space may make accessing outdoor parts harder, so we coordinate with building management beforehand to find the safest access route.
