Commercial duct cleaning

Central AC duct cleaning in Al Wahah

In Al Wahah, East Jeddah, mixed-size residential buildings with central AC systems have ducts and coils clogged by dust and mould from humidity. Alrabih accesses the ducts, chambers and coils and extracts deposits without cutting air to all residents.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Wahah is a balanced residential district with mixed-size buildings (4 to 8 storeys), mostly served by one or two central AHUs on the roof. Buildings here are similar in age and design, and ducts are moderately complex, but coastal humidity and mould are persistent problems in coils and ducts. Duct cleaning needs straightforward coordination with building management for access through rooftop chambers and shafts.

Al Wahah is in East Jeddah, a balanced district of residential buildings with moderately complex central AC systems.

Most buildings here are served by one or two rooftop AHUs, each distributing to 10 to 20 flats via evenly arranged ducts.

The AC setup in Al Wahah

  1. 1

    One or two balanced AHUs

Most buildings have one or two evenly balanced AHUs distributing to flats consistently.

  2. 2

    Moderately complex duct runs

Duct networks are distributed clearly and evenly across suspended ceilings and corridors, with a reasonable number of distribution points.

  3. 3

    Easy-to-access distribution chambers

Distribution chambers are located on the roof and in corridors in an organized, easy-to-access manner without complex architectural constraints.

Before the visit

Before our visit in Al Wahah

  1. 1

Coordinate with building management in advance

Inform building management about the visit date and any temporary stoppages, and confirm their approval for access and work.

  2. 2

Verify that roof and shaft chambers can be opened

Confirm that doors to distribution chambers on the roof and interior shafts are unlocked or can be easily opened before the visit.

  3. 3

    Clear access points of obstacles

Ensure stairs, corridors and chambers leading to the roof are clear of furniture and items for smooth team movement.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Is duct cleaning here easier than in large complexes?

Yes, the buildings here are smaller and simpler, ducts are less complex, coordination with management is faster and access to chambers and shafts is easier.

Is mould in coils and ducts a real problem in this area?

Yes, high coastal humidity causes rapid mould growth on AHU coils and duct walls, so regular cleaning is essential.

Does a temporary power stop affect most residents?

Impact is limited, as buildings here are relatively small, so only one section or a few flats experience brief air stoppages at a time.

Do filters and coils wear out faster because of humidity?

Yes, humidity speeds up dirt and mould buildup on filters and coils, so regular cleaning extends their lifespan and maintains efficiency.
