Commercial duct cleaning

Central AC duct cleaning in Breiman

In Breiman, East Jeddah, modern residential towers with central AC systems suffer dust buildup in their ducts, reducing airflow and straining the AHU. Alrabih cleans main trunks, coils and plenums section by section while keeping the building operational.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Breiman is a relatively modern district dominated by mid- and high-rise residential towers, most fed by unified central AC systems from a single AHU serving multiple flats. Coastal dust and humidity accumulate in the ducts year-round, cutting distribution efficiency and leaving occupants in distant flats complaining of weak airflow. Duct cleaning here requires coordinated access to the distribution chambers on building roofs and in the interior shafts.

Breiman is in East Jeddah, a district of modern residential towers with unified central AC systems.

Most towers here use a single AHU serving 6 to 12 flats from one rooftop distribution point.

The AC setup in Breiman

  1. 1

Single unified system serving multiple flats

One rooftop AHU distributes air to multiple flats through a duct network in the corridors and suspended ceilings.

  2. 2

Distribution chambers on roofs and in shafts

Collection and distribution plenums sit on building roofs and in vertical shafts, where most deposits and dust accumulate.

  3. 3

Suspended ceilings hide the duct network

Branch ducts are hidden in suspended ceilings throughout corridors and flats, accessible only through set openings.

Before the visit

Before our visit in Breiman

  1. 1

Arrange with building management in advance

Tell building management about the visit date so they can notify residents about brief air stoppages in their sections.

  2. 2

Confirm access to the roof and interior shafts

Make sure the doors and stairs to the roof and distribution chambers are unlocked and safe to enter before the visit.

  3. 3

Prepare access points to the ducts

Ensure that access and cleaning points on the roof and in the shafts are clear of obstacles, furniture and personal items.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

How do you clean central ducts without shutting down the whole building?

We clean one section of the network at a time, keeping the rest operational, so air only stops in the part being cleaned.

Does the cleaning require access to the roof and interior shafts?

Yes, the distribution chambers and shafts hold the heaviest dust deposits, so we need safe access to the roof and unobstructed passage through the interior ducts.

Does coastal humidity speed up dust and mould buildup in the ducts?

Yes, high coastal humidity accelerates fungal growth on duct walls and makes dust stick harder, so more frequent cleaning is needed to maintain flow.

Can the AHU power safely stop during cleaning in older buildings?

We safely isolate power to the sections being cleaned, and since most central units here are relatively new, they handle this without issue, but we always coordinate with building management.
